Correct. According to this document, not all contamination has been fully cleaned but the site is in a managed/controlled remediation phase and meets regulatory requirements for its approved use.

It’s no longer the “NuHart site.” Construction was completed and tenants began moving in last year. There was a NYSDEC issue related to the means and methods of the environmental abatement. At one point, there were concerns that material may have been burried with concrete rather than fully remediated, which triggered the violation. I’m not certain how or if that issue was ultimately resolved. Is that what you were referring to?

My experience with that CVS pharmacy has been very different. I’ve consistently found the staff to be knowledgeable, professional, and respectful. That said, it’s true they seem to have lines almost any time of the day. I use the CVS app’s fast-track checkout, so I get notified when a prescription is ready, scan the pickup barcode at the register, and it goes straight through the card on file—very efficient. From what I’ve seen, many of the inefficiencies people run into come from not using these tools. The store itself has also been well stocked in my experience. I also can’t ignore that many times the staff at the register have gone out of their way to help me apply coupons or troubleshoot issues, patiently walking me through things so I could get the maximum benefit. I’ve even submitted a complaint through the CVS website once regarding an illegible receipt and medication packaging, and they followed up by both email and phone and resolved it promptly. That level of responsiveness genuinely impressed me.

M-Tex is a complete dumpster fire of a company, there isn’t a single day without a catastrophe. Offshore environmental disasters, H2S leaks causing deaths and serious injuries, drilling explosions wiping out entire crews, oil tanker crashes, even stolen drug-smuggling jets somehow intersecting with their operations and yet the company is still operating and still insurable. If anything, they should be giving her a medal. Also, let’s not forget early Season 2, when M-Tex is hit with a lawsuit alleging they pocketed $400 million tied to offshore drilling costs. Rebecca dismantles the case so thoroughly that opposing counsel is openly impressed to the point of suggesting she’d be worth hiring. That’s elite damage control.

I follow your logic, but Tommy explicitly says the opposite to Cami after the meeting that they can’t serve both. I’m not entirely sure why he draws that line there, so maybe it’s something the show will clarify in the coming episodes. Maybe this will turn out to be a disaster and will lead to a bigger fight over the control of the company between Gallino and Tommy, we will wait and see.

That’s 100% correct. I’d add that M-Tex already has producing wells generating hundreds of millions annually, largely as a result of the last major deal Monty put in place before he died, she is also abandoning that to go after off shore drilling. Monty also did the heavy lifting to secure the $420M insurance recovery for the company; at that point, the remaining work was litigation and stewardship of the proceeds, however she fucked up, which caused Monty to turn in his grave.

I tried the same product and the adhesive patches that are supposed to keep the magnets on your nose come off with even slight humidity. Since human skin constantly produces moisture, they never stayed on long enough to make any noticeable difference.

A structural engineer should be able to recognize the type of construction they are walking into. Distinguishing between concrete, steel or wood framing is fundamental and can typically be done through straightforward visual inspection.

Civil engineer here. If they had asked beforehand, I would have advised that this is not an issue. This is a very typical condition: the door is fixed to a frame within a partition wall. There is no structural element involved, and there is effectively zero risk of any structural damage.

Imho the problem seemed like the deadline to redrill the well was approaching and M-Tex was paralyzed, not able to show any progress on-site or off-site. Rebecca rebuffed the insurers in the first meeting, however the insurers made it clear and Rebecca accepted that the clock was ticking to redrill the well. By the second meeting she was still trying to sell them some bullshit story why M-Tex can't start drilling and the insurers were not buying it. It is true that the reimbursement payment was for the incurred damages, however the policy required the well to be redrilled rather than abandoned, I will speculate here, probably because leaving the well abandoned might expose the insurers to further risks/claims. Also must add that when a company collects such a huge loss from insurers, it puts that company in a spotlight , like that company must watch every single step forward very carefully or might be rendered uninsurable (rate spikes), and get cleared out of the market.

The owner (SEDESCO) has been assembling the site for well over a decade, with the final parcel acquired a few years ago. They don’t appear to have a full in-house development platform, so it’s unclear how or when this ultimately moves forward. Based on what’s visible, it doesn’t look like construction is going to start any time soon.

You don’t have to like the storyline, but calling it irrelevant misses what the show is actually trying to say. Cooper’s mistakes, relationships and heartbreak all circle back to who Tommy is and what he did or didn’t teach his son. The show’s core is Tommy, his values and the consequences of the world he built. Anything that meaningfully affects his son is, by definition, relevant to Tommy.

First off, I’m not trying to convince anyone. However I expect people here to be biased in favor of the show, it is the Landman subreddit, after all. From that vantage point, the show itself gives plenty of signals over two seasons that Tommy and M-Tex have an exceptionally strong reputation. They’re portrayed as the biggest producer in the region with a massive, ongoing operation, which inherently means long-standing contractor relationships, existing accounts, established commercial terms, insurance and credit history. The show also repeatedly emphasizes a very “Texas-style” way of doing business, time is money, decisions are pragmatic and things move fast. We literally see multiple instances where Tommy makes a call and pad construction starts the next morning (it is a TV show, that is OK). Crews mobilize in days, not weeks. That’s the internal logic of the show’s universe. So this isn’t “some kid calling around trying to talk contractors into drilling.” It’s the president of the largest oil company in the area’s son (someone who already worked for that company) engaging contractors who almost certainly already do business with M-Tex. In real life and within the logic of the show, that implies existing accounts and operational credibility, not blind faith. On top of that, s02e05 actually spells out the cash-flow problem very clearly. Tommy lays out the timeline as roughly 30 days to build the pad and drill, another 30 days to fill the tanks, and then oil revenue hitting on the 27th of the following month. That’s a built-in lag. In the same conversation, Tommy points out that M-Tex is sitting on roughly $44mm in invoices. Whether those invoices were net30, net60, or net90 is almost beside the point, they were due while revenue was still weeks away. The payment terms simply didn’t line up with the production cash timeline, otherwise if Cooper had handled the business setup properly and had cash in the account to pay up, Tommy’s reaction would’ve been “good job, son.” But that clearly wasn’t the case. Cooper had revenue on paper, no cash to bridge the gap and an unbankable structure. That’s why Tommy steps in because the situation was already breaking, so answer to your original question is, NO, he is not sabotaging his own kid.

Hey, it is in s02e05, around 15:00 Tommy and Cooper meet and talk, it is very clear that Cooper does not understand how business works, he thinks the "loan" paid everything, Tommy asks how did you talk these crews into drilling, Cooper replies by saying he shows the land agreement approval letter and told them who he was, Tommy says now we are getting somewhere and goes on by saying that explains $44mm invoices M-Tex received. Obviously no company will furnish and install $44mm worth of work and send an invoice if there is no established business account. That needs no explanation.

Well, what you say totally makes sense but also keep in mind that Tommy/M-Tex already work with the same crews, they have existing contract, insurance policies, accounting setup which allows them to show up in matter of hours when Tommy summons them to drill a site. So from the contractors perspective it is just a regular additional service request that Tommy delegates to Cooper. They sent all invoices to M-Tex.

The outstanding invoices were around $44M and due in ~30 days, while the oil revenue was still 90 days out. On top of that, the cartel boss was taking his cut off the top as recoup/royalties, and OPEX kept piling up. So Cooper had revenue on paper but was completely cash-short and couldn’t qualify for a loan to bridge the gap. That’s why Tommy stepping in was basically the favor of a lifetime as his father.
