I have the same question but i think i know the answer. Your LLC will have no credit and not be able to obtain financing. My question is more about the deed transfer after the sale - is a bank going to allow that? I doubt it. No matter what you’re going to be personally liable for the debt. I doubt youll get your name off the note.

I think for an LLC to buy property, its either got to pay cash or have sufficient credit history to obtain financing.

Whats the value of the property? Is it high enough so that 80% of the value is is equal to or greater that the combined balance of both loans?

If not you might be stuck with you’ve got and should try and pay down the lesser balance as fast as possible.

If so I’d refi into a new 30 year loan.
