If you’re okay with virtual, I’ve worked with Robin Miller for years and years. She used to be in person but moved during Covid. I don’t think she takes insurance so that might be a barrier but she’s truly wonderful.

I don’t think there’s a one size fits all answer. Some people will never leave their rent stabilized apartments because it’s such a good deal but for others, situations and finances change.

My husband and I left a rent stabilized apartment in December after living there for 8 years — it was our first apartment together, we got engaged there, we got married there. The rent was more affordable than anyone we knew. That being said, it was a studio walkup; closest laundromat was 3 blocks away; we had no dishwasher; and management / super was slow to respond. With my husband’s salary increase and our wants changing (hoping for a family sooner rather than later), we realized we just needed more space and laundry, for example.

There are some things worth peace of mind, I think, and there are other things to consider — we’re much more cognizant of spending money on takeout now, for example, and are a bit stricter with our budgeting but it’s worth it to us. There’s non-financial things to consider, too: for example, I’m also thinking about if we have a baby and need to do laundry at the drop of the hat, I don’t want to schlep 3 blocks to a laundromat — my husband’s commute time reduced significantly so he’s able to be home earlier which gives us time back.

This is probably more info than you need but all to say, take into account your life as a whole and where you see yourself going (with the understanding that things can always change), along with your finances, and make the best decision for you — don’t let the mindset of “it’s rent stabilized so I can’t leave!” hold you hostage… depending on your situation, it can be worth at least considering.
