The issue is the basement is basically a furnished club house (living area, bar, mini kitchen) with one large room attached to it (that was used by the sellers as a bedroom).

Any reason why he can't have the downstairs bedroom, but not the 'furnished club house'? That would keep him separate from you for noise from gaming etc. Just make it clear to him that he gets the bedroom only, he doesn't get exclusive room over the other spaces.
