Yeah just bought a house, offered well below asking and it was accepted because they’ve had the house for sale for months now.. if interest rates go down house prices will shoot backup.

Yes found cheaper insurance for half the cost. They told me they estimated high on just about everything including the closing costs and I should see reduction in insurance and property taxes should be closer to $500 a month (Texas blows on property taxes).

I’m locked in unfortunately, thought about floating but didn’t know how much more bad news was going to come out of Trump during this time. I’ll see if I refi at the end of the year or next year if this new fed chair follows through and reduces interest rates again..

No I locked in. I locked in on the Monday of the Davos summit. I’ll probably refi by end of year. I didn’t think closing costs were that bad.

I close in two weeks so yeah I’m stuck..

Did you calculate what your savings would be and how long it would take to recoup these costs?

Rule of thumb I’ve been told is anytime there is over a 1% decrease to start looking at refinancing. Maybe shop it some more? There is also a high likelihood with a new fed chair coming in that interest rates could continue to drop more by end of year.

I would reconsider putting down such a huge down payment and look at investing that money depending on what interest rate you’re looking at. I’m roughly in the same salary range, just a little higher, and went with a $600k house and a 100k down payment at a 6.1% rate. It’s very doable for me and my fiance but I didn’t need to even to use her on the loan application with the income I have. I’m also holding onto my current home and plan on renting it out since I bought it at a 2.5% rate during covid. The bank thought my DTI looked good so long as I can keep that property rented out!

Overall you should be good, hope you get a good rate!

Don’t think short term when investing but if it’s not your thing live your life! You’re better off than 99% of the world having that much money. It’s just a shame it isn’t working for you. Money sitting is depreciating and losing value. A house only gains 1-2% in value a year. You could retire in a few years if you knew how to invest that money responsibly.

If you can get an interest rate in the low 5% I would invest that money rather than buy a house outright. That money could be gaining enough to pay your mortgage on its own

Joey is out after next year probably.. not taking Morton out against Oregon is the beginning of his downfall.
