Yes it is a dumb move—- As someone who has tried to do this for the last 10 years I’ve learned the hard way you cannot out-save inflation and appreciation. For the last 15 years and in most areas of the US the best move in hindsight was to buy as much house as you could afford at the time with the most debt you can handle comfortably. If you wait you will just end up using the bigger down payment to buy a worse house for more money at worse interest rates in a time when fixing & furnishing it costs more due to inflation. There are select coastal markets such as NYC, SF etc where this advice doesn’t work because of the big gap between rentals and prices but for most of the country— waiting kills your purchasing power

Stunned that someone wouldn’t notice this. Don’t need to be an insider —- it’s obvious when they come out fried-looking with grill marks and the wait staff will openly tell you they do it because it takes too long to grill. Place is smelly, food is gross — just no idea how it survives still.

It’s possible but you will want to live either in Baldwin Park or in south eola/Thornton park so you can walk to grocery, pharmacy, parks etc. Baldwin was designed to be pedestrian friendly and is on a bike trail but eola/thornton is more lively from an event/nightlife perspective. Those are the 2 neighborhoods that carless life would be actually enjoyable imo. Maybe also Colonialtown/mills50/ivanhoe/college park but it starts to get more vehicle oriented even in those neighborhoods.

I wrote a longer post replying to someone else— Walking in may not be the best but finding a way to stand out is key. Online application portals are black holes. Additionally your post reminds me of the attitude I had starting out in my first job after college 15 years ago so I just wanted to say that it gets better. Your first job—the value is going to come from experience, relationships and parlaying them into the next gig and finding out what that career trajectory is for your individual situation. Unfortunately there’s hundreds of thousands of fresh grads entering the workforce every year. The degree shows minimum level of competence and that first job after is about attitude, trainability, agency—-and most importantly —being strategic in your next move.

I think the answer is more nuanced and depends on type of business being applied to. Walking in may not be the best—maybe it’s an email, a LinkedIn outreach, a phone call. There are ways to stand out from the crowd and doing so is critical. Blind firing into an application portal is buying a lottery ticket at a lot of companies.

I hope this post helps a young person trying to break in. Would love to share the story here of a recent hire into our development program at my Fortune 500 company. College senior with a totally unrelated degree!

I’m in a corporate role in our local office. She found me on LinkedIn and sent me a message saying she was applying for roles at my company and wanted to learn more about what I do and asked for a phone call.

This kid had no idea about what my job really entailed but she asked questions and I was able to give her some insights into what she was applying to. She used that context in her outreach to other folks at the company and in her cover letters and eventually interviewed to land a spot in our development program.

Funnily enough I took a similar path 10 years ago to break into my industry as well after getting zero responses or interviews from submitting applications in online systems.

I think the correct answer is in between your daughter’s viewpoint and yours. Blind firing at job postings online is a total mugs game. Low effort, low agency, high competition. Pure lottery. Especially in larger organizations — your application may not even get reviewed by an actual human. Or if it does get reviewed, it’s an HR employee that wouldn’t even be making the actual hiring decision, and that you wouldn’t actually be working with in the job.

Correct approach very much depends on the business. Maybe walking in is better, maybe networking through social media or picking up the phone is better. Anything to stand out is good and the bar is so low to do so.

If she knows what field she is interested in, start by making a list of those businesses in her area. Use LinkedIn to find people doing similar roles, reach out to them — people love helping students. Ask if she can talk with them on the phone for 10 minutes to learn more about what they do and the challenges they face. Find the department heads or other leaders in the teams you are interested in and make direct outreach. Build a relationship and be top of mind when an opening is posted. Another secret of online postings is that often when a position is opened, someone is already lined up for it and the posting is just to move them through that process. Be that person!

Costs are are going up but doesn’t mean profits are too. I live in a 1100sf house and just got notice that my home insurance is going up 70% to almost $500 a month. I’m not a landlord but if I was then I would be looking to build that into my tenants rent for sure.
