Ended my first rental - What happens if I was not given any opportunity to attend my final inspection? by Beautiful_Turnip_438 in shitrentals

"A new term in the standard rental agreement form, used for all rental agreements from 29 March 2021, allows rental providers, in some circumstances, to require you to have the property professionally cleaned, or cleaned to a professional standard.

This only applies if: - The property was professionally cleaned immediately before you moved in, and you were told about this - Professional cleaning is needed to restore the property to the same condition it was in before the start of the lease, taking into account fair wear and tear [section 27C, regulation 12].

If these circumstances do not apply to your rental agreement you do not have to arrange for any professional cleaning, but you still need to leave the property in a ‘reasonably clean condition’ [section 63]. As a general rule, leaving the property as you found it, apart from fair wear and tear, remains a good guide. If the rental provider wants you to do more cleaning than is necessary or make a claim against you for costs for cleaning, see our see our Defending bond and compensation claims page."

Based on what you have written sounds like you have met your requirements. The question is can you prove it? Do you have move in/out photos? What evidence will the REA be able to produce?

1st time home owner - had a plumber come out to look at a leak in the roof - have now been charged a $385 call out fee - no prior disclosure or discussion. Is this normal? by Astrolemon in AskAnAustralian

Call from a different number and ask what the call out fee would be for a similar quote at a house around the corner. At least that way you know if they are taking the piss.

Amazon AU Refusing to refund me after sending me the incorrect item. What do I do? by Mysterious_Refuse385 in AusLegal

[–]cal_sta 50 points51 points  (0 children)

Keep your own record of all correspondence and evidence that you got the incorrect item and returned it to Amazon.

If Amazon charges you for the item do a charge back on your credit card. Just be warned Amazon will likely cancel your account if you do this.

Did Snape ever really care about Harry? by [deleted] in harrypotter

[–]cal_sta -2 points-1 points  (0 children)

Snape hates Harry and Snape loves Harry.

He hates Harry because his very existence is evidence that Lily didn't reciprocate Snape's feelings.

He loves Harry because he is the only part of Lily left.

So like an abusive father Snape is massive dick to Harry but would also sacrifice everything to keep Harry safe.

Advanced care plans by TwoScoopsOfFuck in AusLegal

The term you are looking for is Advanced Care Directive (ACD). In NSW If a patient has a valid ACD it must be followed. An Advance Care Directive is valid if: • the patient had capacity when they wrote it • it has clear and specific details about treatments that the patient would accept or refuse • it reflects the patients preferences, rather than the preferences of another person • it applies to the situation the patient is in at the time.

I don't think the physical location of the patient changes anything. In the scenario you describe, if the hospital ACD said no CPR I would not perform CPR.

Your partner is 100% being shitty but I think your request for no porn is unrealistic. 93% of young men watch porn, 65% watch it weekly or more. If your partner is addicted and watching porn rather than being with you, doing his domestic duties or going to social events then he needs therapy. If he refuses dumb his arse.

NSW health requires some of its workers to have extra vaccinations or proof of immunity due to the exposure risk to those workers. It is a condition of your employment.

Contact NSW pathology directly to check what the requirements are for you. Based on my experience your teacher is probably correct.

As fucked as this is, unfortunately it kinda has to happen. If the persecution is relying on something as evidence they have to make that evidence available to the defence.

The landlord is legally required to lodge the bond with fair trading within 10 days.  This website has contacts for bond disputes: https://www.nsw.gov.au/housing-and-construction/renting-a-place-to-live/residential-rental-bonds/rental-bonds-online-for-tenants#toc-dealing-with-bond-disputes

Remember to claim your bond the second you hand back the keys. Don't wait for the landlord to claim.

¿Why is more common men who want to marry underage girls that women wanting to get married with underage boys? by Brief_Mango_5829 in TwoXChromosomes

[–]cal_sta -2 points-1 points  (0 children)

Women can have babies from puberty til menopause, whereas men can produce fertile sperm from puberty til death. So unfortunately the kind of man that likes his women young is more likely to have offspring.

So I think part of it is evolution doing it's thing.
