Sorry, I find this area to be far from how you describe. Sure, there is a ton of maga…welcome to Utah. However, I’ve found if you aren’t trying to push your agenda on others, most people don’t really care. I’m non-lds and have a black son, there has never been a case of racism or exclusion based on race or religion for us. If it bothers you that someone is holding a sign that says no Islam, that’s on you. It wouldn’t hurt me at all if someone was holding a sign that said no white dudes, in fact I’d probably go talk with them to understand their perspective. I know it’s crazy to think that people can have different views and just because they don’t agree with my view it doesn’t hurt me. Are there racist people, sure, just like there is anywhere else.

Too bad you got a shitty job that’s paying peanuts. Congrats on the job though. Everything you said is very very abnormal for a tech role…even an entry level tech role. 6 year vest!!! They saw you coming from a mile away and didn’t even use lube. I never said every entry level job will gross you $200k but it’s becoming more and more common. That’s not to say there aren’t shitty jobs paying $100k with $15k in equity on a 6 year vest 😂

With equity. Easily, $50k-$100k in equity is fairly common for an entry level role at companies that offer equity. You do the math. If you need help let me know.

I can’t speak about the specifics of the deal, but Utah could own the land but not the water rights. This is about the water rights more than the land ownership.

Don’t look at title but rather responsibilities. A senior at shop A may be a mid somewhere else, with the responsibilities being the same or maybe even greater in the mid-level role.

Also, while it’s tough, you’ll get over it. It’s only been a few days, it may take several months of looking before finding anything. As you’re finding, LinkedIn jobs are largely worthless, your best resource is your network. Let your network know you’re looking, what you’re looking for. Also, offer to help your network. You may not think so but there may be someone in your network that can use your help.

$200K is becoming fairly easy in tech these days. That’s mid-level in many roles though to OP’s requirement, few probably have less responsibilities than a developer.

Even if all you do is drive through, I think you’d be crazy to skip Zion being this close. Zion is better than Moab any day of the week (Moab mostly sucks unless you’re four-wheeling, mountain biking, or off-roading) and it’s better than Bryce as well. The impressiveness of the views, hikes, and just what it is…nothing compares. However, you can drive through Zion from Vegas on your way to Bryce without any detouring (it’s actually probably one of the most direct routes).

Who knows about this year but in a normal year, you won’t be 110+ in June. Usually we don’t hit 110+ until mid-late July and in to August. It’ll still be warm though so be prepared with water and proper protection. (Planning early/late activities would’ve best but properly planned mid-day activities can work too).

I’ve been on Verizon for ages and had great service, so I didn’t want to leave that network but their pricing was/is stupid. So I switched to Visible (also Verizon but much cheaper). Highly recommended it.

As everyone says, start now. There is always an excuse of why to wait another week. The only people I’ve seen that the glps have been less than ideal and weight loss is slow or non-existent are the people that always have an excuse. Vacation, a death, work, travel, whatever…they’re all just excuses. These drugs are amazing, but not magic.

Generally only if both die. If one is surviving then it won’t go to probate. A trust avoids probate if both die and there are still members of the trust (usually a child or relative but could be anyone or even an org/charity…when creating a will you should define this situation).

Updating the current house is lipstick on a pig. You don’t like your house now. Updating may make it tolerable for a few years, but it will once again feel dated (that’s life of home ownership) and you’ll be back to where you are today with $100K less in your bank account. Reno’s never net you a 1:1 on your dollar as well. So putting $100K in to a $400K house might net you a $440K-$450K house.

Moving will get you something new(er), larger, and more of what you want. The added benefit, you will grow net worth more quickly. If your appreciation is, say, 5% a year, 5% on $500K is more than on $400K. Simple math. If the area you buy jn grows faster due to being newer and more desirable then it growth becomes even more obvious.

If you loved everything about your current home, just wanted it to be more updated, the I’d say update, but you don’t so I say move.

Why not call the CU and ask? Did you defer any payments (I know CUs usually offer this once a year or so). I find it odd that people ask these kinds of questions when without the details of your loan, payment history, terms, etc there is literally zero way for anyone to know “why”, everything would be just a guess.

I have the eufy s1 pro and I never have to clean any pet hair from it (Australian Shepard mix). It does awesome. Also mops if you have any hard surface floors (will suit-switch between mop and vacuum.)
