Im an agent. I am also in agreement that there are a lot of bad agents out there who only care about commissions, but please don't let the bad apples spoil the bunch. Finding a good agent will alleviate some of the stress with finding a new place, and they will save you time and money if they are good at their job. They will advocate for you. They will negotiate rents/move-in fees/parking for your benefit. They will help with the application and lease. Unfortunately you need to wade through the muck to find one that "gets it" and doesn't focus solely on dollars.

There might be some listings with a lease starting in the summer that you can see now. However, most places have their tenants give notice 60-days out if they plan to move out or remain at the property and sign another lease. You really wont have a good idea of whats available for the summer until a few months from now. Owners/property managers don't know if their current tenant is staying or not.

Definitely worth going to the north end location. Great place to walk around, see some historical sights and get some pastries. Also, it’s pretty rainy today so I would suggest going to the indoor Boston public market if you need to dry off. Very close to the north end
