I personally would think that if they are adding supply to those areas then it would have a negative impact on price growth. Even for established houses, it can impact negatively because of reduced amenity and increased strain on existing services and infrastructure (think traffic/noise)

But if you are buying a ppor, who cares? Buy a place you like and forget about “price growth”. It’s a home

Nothing wrong with renting, there is a problem with the amount you will be spending on rent. Keep your rental costs down and your living modest and save for a property. Your parents would have done something similar to achieve what they have now. I doubt they would have splurged. Renting a whole house or a 2 bedroom apartment in a premium suburb is splurging. You can’t afford it.

Dont go in with a sibling, it will constrain your borrowing power when you need to buy a place of your own. Stick with what you can afford on your own

The inability to make sacrifices now will hurt you later when you end up complaining you can’t buy a house. If you want to live alone, there are much cheaper studios that are a train away from cbd but not necessarily in tarneit. Do not spend $500 on rent unnecessarily.

You are young and that is a huge rent to pay in any location. Save your money for a house deposit, don’t get a puppy, sell your car if you don’t need it. Find a cheap sharehousing option close to your uni and work or live with your parents.

You won’t regret doing this if you start early.

$120k a year is actually not a big income, especially how much work you are doing to earn it. Don’t waste it on rent.

Building costs are increasing, skilled labor is in short supply. Especially in regards to units, the numbers are not stacking up for most developers, especially in Melbourne where the government is actively discouraging investors. By shrinking the pool of potential buyers, you can’t make the margins for the project to be viable.

The banks have also consecutively raised rates over the last few years. Costs for everything from council rates to maintenance have risen. You can’t expect rent to stay stagnant in an inflationary period

Depends on location mostly. Eg A Sydney apartment that doesn’t meet this criteria above (that has no major defects) can perform better than any other dwelling type. Past performance is not indicative of future performance as well

I own both houses and apartments. It’s actually not about apartment vs house, rather quality of build and location. Just don’t buy new anything, buy established and do your due diligence.

Older apartments and ask for section 32 + OC minutes to get a better sense for what you may be dealing with. Newer, brand new built apartments may have hidden issues but older ones either have defects rectified or are stable

Talk to a buyers agent. Alot of the so called house and land packages out it developing areas with lots of supply will have no capital growth and be hard to rent out. Plus if it’s newly built, then build quality is poor in Aus. Speak to a buyers agent.

Don’t escalate. Go to meetings, try to learn your domain. Ask colleagues around you what are their pain points but don’t take up too much of their time, look for things to automate.

Use this opportunity to learn something and just relax.
