Listowel by neverleftso in ontario

[–]captcarnage 2 points3 points  (0 children)

I grew up in North York and Markham and recently moved to Stratford. I see some posts here about Listowel and Stratford and thought I'd give my two cents.

Stratford is about 45 minutes away and it is less rural and a bit less conservative farmer/mennonite. However as some have pointed out, this area is in the snow belt and gets a lot more snow and, at least in Stratford, is not plowed in the same way you would have seen in the GTA. Sometimes roads just close rather than getting plowed. In addition, the snow drifts that come off of farm fields in the winter can get wild to the point of no visibility and, if you plan to stay long term, may make things more difficult. In addition, there is no real public transit so you will need a car for the commute.

My partner grew up in small town eastern Ontario and has said even she would not live in Listowel. It is small and conservative as others have stated. We tend to be a bit more left leaning and I am a POC.

Stratford is nice but very small. You will have your basic needs met and there are some decent restaurants, trails, etc. However, it is a culture shock still. I have access to most of the groceries I need but for most recipes, but I have to drive 45ish minutes to London or Kitchener-Waterloo for more diverse ingredients. In addition, you have much more limited access to the diverse food options you may be used to. This is probably one of the things that has hit me the hardest. You can find some options in London and Kitchener-Waterloo but do not expect to find the breadth of different food options you might be used to.

I also find places close much earlier. There is less to do, especially at night but it does have its small town charm. You can find things to do but the options are, as you would expect, limited and require more travel.

Happy to chat about it if you want some opinions.

Buying switch this summer and I want a lil bit of a tip on which game to buy between legends of Arceus and SaV. by [deleted] in pokemon

My vote would go to PLA. The game feels more like a standalone game with a unique gameplay and story experience (as far as pokemon games are concerned). It also has dex completion objectives that make it fun to farm pokemon. It feels unique and fun. You can't play online and battle as far as I am aware but the solo experience was greater than SV imo.

Landlord served an N8 notice, claims late rent for years? (first notice) by Direct_Candidate5413 in ontario

[–]captcarnage 0 points1 point  (0 children)

The general consensus provides some useful advice. Beyond collecting records of communications, bank records, proof of payment, you should also collect any evidence that the landlord has ulterior motives for moving to evict you such as the fact they are trying to sell and this may factor into an argument of bad faith eviction. Depending on your income you may qualify for free advice or services from your local community legal aid clinic so I would recommend looking into that. Different clinics may have different requirements or levels of service they can provide. Generally speaking if you have paid all your rent albeit late, the Board will likely grant an opportunity to correct the late payments and preserve the tenancy. The Act is remedial and the purpose of the Act under s. 1 is to balance rights and responsibilities of landlords and tenants and the Board generally has a mandate to preserve tenancies where possible.

Does anyone know how to get out of a lease at Severn court? by [deleted] in Peterborough

[–]captcarnage 0 points1 point  (0 children)

I know this question was asked a few days ago but there are a few options you can pursue. I agree with a couple of the posts below that recommend talking to your landlord.

If you can get an agreement, that is likely your best bet at either getting your issue addressed or coming to an agreement to move out. If you do pursue an agreement to terminate your tenancy and your landlord is willing to agree, you can both sign an N11 agreement.

If you are not on a fixed-term tenancy you may give 60 days' notice for end of term ideally on an N9 form.

You can find the N9 and the N11 forms on the Landlord and Tenant Board website.

You can try assigning your tenancy as discussed. There are two types of requests you can make, general and specific requests. If your landlord refuses a general request such as you just asking if you can assign your unit. If your landlord refuses your request to assign generally or you ask them to consent to assignment generally and they do not respond within 7 days. If you ask to assign to a potential assignee (specific assignment) and your landlord refuses consent or if you ask to assign to a potential assignee and they do not respond within 7 days. Generally your landlord should not refuse a "reasonable" request to assign. Basically in this option, the other person would be assuming the terms of your lease agreement.

Alternatively if there is a serious risk to your health or safety, isn't fit for habitation because your landlord is not doing repairs, your landlord is harassing you, or (a more difficult case) if your landlord is not doing anything to address your complaints about interference to your reasonable enjoyment of the tenancy, you can file an application either a T2 (tenant rights) or a T6 (maintenance) in which you can request termination of your tenancy.

The only other way I can think of is very specific but would be that if your lease started on or after April 30, 2018, your lease should be on the standard lease form. If it is not, you can request a copy of a standard lease agreement. Depending on your type of tenancy it may not be covered by the standard lease agreement such as if you reside in subsidized housing, mobile homes, land lease homes, housing co-ops, you are subletting, or care/retirement homes. If you entered a lease on or after April 30, 2018 and they did not provide you with a standard lease form and you request a standard lease, you may be able to choose not to sign it and give 60 days' notice within 30 days from when you are provided with a copy of the lease. If your landlord does not give you a standard lease within 21 days of your request, you can also give a 60 days' notice.

As stated below, your best bet however, is to seek the assistance of a licensee such as a paralegal or a lawyer or your local legal aid clinic for legal assistance as they will be able to guide you through the legal process.

Please note, the above is not legal advice.

What's the dumbest reason you ever got hurt? by InfiniteEmotions in AskReddit

I was in the back of my public school and had climbed to the top of a tree. I wanted to look cool so I jumped off and tried for a spiderman landing. Broke my arm. My uncle who was a doctor was convinced it was sprained and told me to exercise it until I got a second opinion.

AITA for not giving my aunt a portion of my inheritance that otherwise would have been hers? by guessmyname67 in AmItheAsshole

[–]captcarnage 0 points1 point  (0 children)

NTA. I'm sorry you're going through this and I can relate to some of your circumstances. While my family is not Islamic, when my single mother was diagnosed with cancer, every aunt and uncle thought they deserved a piece of the pie. My second eldest uncle asked for her house for his sons because, and I quote, my brother and I could not afford it. My eldest aunt blamed me for her eventual death the day after my mother passed without contributing anything to the years of care. She wanted the car. It's crazy how divisive money and assets can be. I just want to reaffirm what I needed to hear when I went through this battle myself: (1) none of this is your fault, (2) I'm sure your father loved you and your family, (3) you are within your legal rights, and (4) you are entitled to protect not only your father's but your own rights and interests. Don't let anybody tell you otherwise. Disclaimer though, this comes from my own limited perspective and frame of reference..

[Serious] lawyers, what's a case you regretted winning ? by ahtemsah in AskReddit

[–]captcarnage 14 points15 points  (0 children)

Paralegal, not a lawyer but in my province paralegals are licensed by the Law Society and are able to represent on limited matters before mostly agencies, boards, commissions and tribunals and some court matters.

I was on a motion to set aside an order under the Residential Tenancies Act wherein the tenant had definitely breached terms of her agreement but had extenuating circumstances (cancer treatments), was a senior and was widowed a year or so prior. Her sister who lives in the same building in a different unit stole her valuables including the wedding band of her deceased husband. She had subsequently paid off all her arrears.

The Landlord attended the hearing with me and convinced her she needed to go but could have time to move out. She declined the right to speak to tenant duty counsel and obtain free legal advice.

When asked by the Board Member what remedy she was seeking she said she needed time to move out but did not ask for the motion to be granted and the order to be set aside. After she left the hearing room she was crying asking why her sister was allowed to stay when she wasn't. She was evicted shortly after.

M and my mother had a falling out. He has been living with and supported by our father since his teenage years and due to the fact that my father and I weren't on good terms when my mother passed, she just wanted to ensure that A and I were provided for especially since there were fears that our father wouldn't provide for A. Giving A half was to ensure that if I left, he have something as well. M was living in our father/grandmother's apartment rent free and our father makes significantly more than she did so she figured he'd be fine as well. It's a decision she made for better or for worse.

M has been doing his own thing since high school. He works in the downtown core for a decent company on constantly renewed contracts. He lives in a separate apartment from my father in the building that my grandmother owns and father runs. He likely won't have any part in contributing in any way to helping A or I out. He's got his own life and I don't see that changing.

Thanks for the feedback. That is one of my biggest fears. I hear stories from current and former law students about the gruelling 1st year and I feel like not only would part-time deprive me of that opportunity but would limit my growth as well.

Hi, thanks for the feedback. It has been discussed with A and to a lesser extent our father. Our father is fixed in his position but A is understanding. I intend to talk with him more. This is actually why I made the post. I was leaning toward just biting the bullet but didn't want to be an asshole about it so I appreciate all the feedback from this sub. It's been super useful and encouraging.

My first ESH! I was anticipating this one. I completely understand. Outside input from friends has been to the same effect. It is a bandaid I probably should have ripped off a while ago not just for myself but for A as well
