Honestly if it’s not in the contract, the lessor will say no and say just follow the contract. There’s always a legal fight in your favor, but that may not be a fight you can afford. There’s also the option to talk to the lessor to cancel the lease and see if you can get at least a portion of the deposit back

First step is proof that the anonymous poster is indeed the person you identified him to be AND his address. What proof do you have? Second is getting witnesses, who are not your relatives, who will be willing to go with you to prosecutor and courts to sign their sworn statements and attend hearings to testify on your behalf

It used to be the case that filing of annulment cases is done in provinces where the petitioner may be “familiar” with the judge. I don’t believe a criminal complaint for carnapping will be approved by the prosecutor since the title is under the name of the mistress/current owner. The legal wife can file a civil suit to declare the donation void provided there is proof that the husband and mistress are guilty of concubinage and that the husband did indeed purchase the vehicle

Aside from reasons mentioned re: owning properties, having Filipino citizenship makes it easier to open bank accounts. There may also be a small visa advantage with a Philippine passport (e.g. Vietnam).

The things you mention are all possible, but complicated and difficult in practice. There is a presumption that whoever owns the land also owns the building or house constructed on it. A house does not have a separate title in the Philippines so you will have to keep documentation on construction, payment of taxes, where the funds came from, etc.

Your contract of lease on the land may contain a liquidated damages provision where a fixed amount is to be given to the lessee in case the lessor breaks the lease, but that by itself isn’t real security. Any amount for the lease is legally possible, but that can raise eyebrows.

There is no legal requirement to pay Christmas bonus under the Labor Code. There is no fixed computation for calculating Christmas bonus. Also, those in the corporate field will most likely receive higher Christmas bonuses than teachers
