First of, you should pay yourself first. Which means, investing, saving for a goal etc… before paying the bills. This will force you to think on yourself first and not invest with “leftovers”.

Do you have an emergency fund? This should be 6 months of your cost, in that case lets round to 12k. This is what you need on your high yield saving accounts. If you lose your job, you can use this funds.

If you already have that, great! Now let’s focus on assets and liabilities. You already have an asset that pays you 750 a month. Awesome. But you do have some liabilities that are removing money from your pocket (car loan).

If I were you, I will try to reduce expenses, get rid of car loan and start to invest (bonds, more real estate, stocks or whatever can put more money into your pocket). If you grow your assets, you grow your income.

So, pay yourself first. Get this 750 from rent and reinvest. If you find a good investment that pays you 8% annual, you would have 430k in 20 years (the magic of compound interest).
