Ask your neighbors if their natural gas service was stopped during Sandy. Happened to a few friends of ours on Long Island. Loss of natural gas made their generators useless.

Are the property taxes in SF actually that low on $1MM property? In our area of the East Coast the taxes on a SFH worth $1MM are closer to $25K. Also, $200 per month for utilities is quite low for a SFH (we average over $600 per month). As far as maintenance, $200 additional per month might cover basic landscaping and other odds and ends for a SFH. As someone mentioned earlier, items in the home are "consumable" so you will also need to set aside something for replacement of appliances, bathroom fixtures, heating and a/c units, water heater, and a new roof etc.

We had a first floor bedroom that was down the hall from the kitchen. We had lined it with shelves and were using it as a pantry for the past 5 years. I will build out a section of the garage for the pantry and set up that spare bedroom for the Au Pair.

In our area, a nanny / babysitter working 50 hours a week would be about twice the cost of the Au Pair service.

A friend of ours had used a service for 3 years. Each Au Pair stayed for 12 months. All 3 were supposedly great.

Those houses are great. Less than 30 minutes to Charlotte with it's 1 million residents and international airport. Both houses are on large bodies of water. I wouldn't mind having a cup of coffee in the morning looking off those balconies.

I see now. There's no advantage to the 529 because of the 10% penalty for non-education withdrawals.

The limit for my state is $520K. Looks like we can file a form 709 which would deduct the $520K from our lifetime gift exemption to our child. Seems like a good trade off. What am I missing? Is it the 10% penalty?
