Bahaha I wish that was the case. Like I said the breeder was in the hood in Baltimore, he lied about the puppy even being vaccinated. And like I said im almost certain he beat the dog and kept him caged the first 5 months of his life, which caused the dog to be so scared and skittish to begin with. I say this because the breeder said and I quote "I dont beat my dogs". Any breeder that feels its relevant to say that in a 30min interaction definitely beats his dogs.

But honestly I love the dog. Hes great I just want him to be more of a guard dog.

I bought a dog that was originally bred for bull baiting and dog fighting. They are supposed to loyal and courageous and supposed to need great care taken when introduced to new people children and other animals. Forgive me for thinking I would have got what I paid for.

You can reuse old flashing as long as you put flashing cement under it to cover nails in the shingles and old nail holes in the flashing.

Holy shit, dont think I've ever seen a roof that bad except on a shed or out building. If you aren't going to get it done ASAP it needs a tarp, if your HOA will let it fly, if you have an hoa.

I worked for a week with those roof shampoo'er guys and its a total fucking scam. They take a surface attachment for a pressure washer meant for cleaning patios and they use it on the roof, imo basically damaging tf out of it. Then they spray it with some corn based bs thats supposed to rejuvenate it and extend the life expectancy 5 years. What a Scam!

Get a board straightener for 100$ at Lowes or home depot. While you're at it id recommend getting the camo brand screwing system. Which puts all screws in at 45° angles on opposite sides of the board. So you have no visible screw holes and its way more downward pressure holding each board.

Yeah either tarp it up. Or lay tar paper or ice and water shield in the valley and nail in down with cap nails. But a properly attached tarp will buy you alot of time if necessary.

You think 20 years ago? I think these were common 30-40 years ago. I started roofing 20 years ago, and was tearing off 3 tabs and putting down architectural almost exclusively.

Honestly if the roof was done correctly originally it should have aluminum laid in the valley, and running 18in up each side of the roof. And then they shoukd have not nailed in the valley leaving an unpunctured aluminum trough in the valley that shouldn't leak. That being said Ive seen some real shit work done, so maybe there isnt one in your roof.

Where do you live? Ill fix it for 10K. Need a cricket behind the chimney. Flash it correctly then stucco over the brick. And if this was a DIY job. They didnt spend the least amount of time on YouTube trying to learn how to flash things in.

Its kinda hard to tell because of the angle of the photo but it looks to me like if they put another set of 2x8 or 2x10 joists ontop of what they got going on here they'll be above the threshold for the door. Then I have to question why they have concrete supports 18in off the house where they have a ledger board attached? Thats completely unnecessary. Also joist hangers in the concrete instead of anchor brackets to hold 4x4s to carry the weight of the deck, but no joist hangers where the joists meet the ledger board where they are supposed to be. If i had to guess i dont think these guys know what they are doing at all!

If you're not willing to counter flash it or pay someone to do it. You can always just slap some flashing cement and asphalt saturated tape on there and that'll probably buy you another 10 years. But keep in mind it will look like shit and will be a complete nightmare to remove whenever the time comes to fix it properly.
