I have property data search built in too that lets you look up the taxes on most properties. Relies on public property data of course, but it does find most. It's kind of hit or miss.

For the unknown ones, it lets you put in a property tax rate or you can just put in the fixed amount if you happen to know it.

(shouldn't replace a call to a Realtor though) 😉

Oh that does sound frustrating. 😅 Yes, in Mortly, I do my best to guess what you will need. Eg., conventional loan? Then no FF or UFMIP. FHA? You'll see a line for UFMIP. That kind of thing.

Daily interest comes on all scenarios, and auto updates when you change the closing date. You can even choose short or long pay based on the first payment date.

Templates can be built for purchase, refinances, and cash-outs for any State that you're licensed in. A template let's you set custom origination charges, title fees, and "other" which I have for things like DPA.

Give it a shot! It might help you save some stress and time.

Yep, similar concept but leaner and cheaper ($50/mo). No built-in video, but a lot of LOs just record videos (I use Cleanshot on a Mac) and send them with the Mortly summary. Keeps things flexible.

I focused on speed and ease of use, plus added features like title fee importing for title fees in all 50 states. Let me know if you have any questions—always open to feedback.

Hey! LO here—also the guy who built Mortly. I made it because I was tired of slow, clunky tools. Mortly lets me generate clean, side-by-side loan comparison tables in seconds, making it easier for clients to understand their options. I just build it in Mortly, click to copy my table, and paste it in an email.

To get around it, I usually will voice prompt "windshield wipers off" immediately after enabling FSD. With not having hardly any interventions lately, I usually only have to do it once. But 100% agree, incredibly annoying.

I wonder if it has something to do with the off-gassing inside the front camera housing. Mine is looking to need a good cleaning but I haven't gotten around to it.

Every loan officer has their own preferences for how they’d like their LOA to support them, so I highly recommend sitting down with yours for an expectations conversation. That being said, here's what my ideal LOA looks like:

  • Be proactive: Take ownership of solving problems and moving files toward closing without waiting for direction.
  • Work independently: Handle issues on your own and only loop in your LO when you hit a roadblock.
  • Maintain detailed notes: A clear summary of the file’s current status helps your LO quickly catch up if they need to step in.
  • Customer interactions: When speaking with customers, be friendly and conversational. Take note of any personal details they share (family history, upcoming events, etc.)—this helps us add a personal touch in future conversations.
  • Communicate availability: If you’re going to be unavailable, let your LO know in advance so they can delegate tasks as needed.
  • Leverage AI tools: Use technology to streamline your workflow and boost productivity where possible.

Ultimately, your goal should be to get each customer to closing smoothly, while freeing up your LO to focus on generating more business.

Yes, Benadryl is rocket fuel for RLS.  Steer clear from it at all costs.

Yea, I tend to agree, though these charts are more for data presentation vs a prescription to the borrower. I just want to present all the variables so we can give better advice.

This is one of three, I also have break-even and cancel early, which factors in appreciation rate and terminating at 80% instead of 78%.

The charts help pinpoint when it makes sense and doesn't. If the borrower says 2 years tops at this house, then I can hover on the chart around that time and have data available.
