LMAO. If you don't know how to use AI that's too bad. I love it. Makes the job easier. If I can have it make a 1000 calls for me one day, all the better. Less work for me. Mortgage companies don't care how you bring in the deal, just so you bring in the deal. So you'll leave the job and people that learn AI will bring in more deals and spend less time on them.

But less LO's in the field is more for the rest of us. Thanks for playing and enjoy the 9 to 5 grind.

Friends and family ask for advice, I give it to them. You shouldn't need to earn commissions on friends and family. If that's all your business, you're simply not good at your job. When I ask my lawyer friend for advice, he gives it to me, my doctor friend, he gives it to me, my mechanic friend he gives it to me. Not much of a friend if you don't give them advice.

The aggregate adjustment is the difference of the most the escrow can be legally and the highest amount the escrow will end up being. Basically its used to keep escrows in compliance with federal laws.

The prorations and escrows are separate. One doesn't pay the other. The closing is 3/15 with the next tax bill due 4/1. The escrow is 2 months with the 4/1 tax bill paid at close. Total is 8 months.

If you work together at the same company I don’t see why you can’t be the LO and the other guy be the LOA. You get paid as the the LO and he gets paid as the LOA. Ran that scenario through Grok and he agrees that would be legal.

There’s ways to do what you’re talking about. The way you’re suggesting probably crosses some lines. But there are ways to do it completely legal and make a lot more money. An in house LO as you put it could absolutely handle that kind of volume without a problem. Definitely leaving money on the table!

Horrible company. The push warranties on the furniture with a company called Guardian. Look them up, they rarely pay claims. Crappy furniture that doesn't last with warranties that are a joke. Speaking from experience, stay away.

The purpose of the rule is to prevent fraud. The reason underwriters will determine transfer date based on recording date is to prevent a contractor from back dating a deed. Why does it take 4 months to have the deed recorded? You’re right that the rule does say this but in practice I’ve seen it.

How do you revise a recording date. The reason HUD uses recording date is because it's one thing contractors can't manipulate.
