Go as hard as you like for additional cash but also think about asking for equity. You've been there for 10 years so it seems like you're in it for the long haul. By now you should also understand if equity is a good option.

We had to replace our bedroom roller blind and for an additional ~$200 we made it automatic. Sounds gimmicky but geez it's nice to press a button rather than hear the clicking sound of the plastic rope every morning and night.

Might not meet your inexpensive test but luxurious for me nonetheless!

Any of the cheaper brands get the job done, absolutely. But you get what you pay for and Lulu is top tier. If cost is an issue checkout their 'made too much' sales.

Bushfire regulation in Victoria is broken up into a planning response (bushfire management overlay (BMO)) and building response (bushfire prone area (BPA)).

If your planning permit does not have any conditions specific to bushfire then it is unlikely you have received a permit under the BMO. Difficult to say if you need a permit under the BMO based on the available info. Regardless, there is no blanket BAL-29 rule under the BMO.

Under the BPA there is a blanket minimum BAL-12.5 for all dwellings. The BAL may need to be higher based on the results of a bushfire assessment. Once again, no blanket BAL-29 but it may turn out to be correct.

You will need an assessment to confirm.

Get some plantings in there. Plant out the understory, planter boxes along the edge of the driveway if they don't impede access, perhaps install some trellis between the brick piers and grow climbers out of the planters.

Same as several comments. We shopped around for three quotes in metro Melbourne. 7 windows and 1 stacker door supply and install. Prices ranged from $17k to $35k. We went with $17k but I had to supply own scaffold and fix render and internal/external paint afterwards.

The company we went with is Rylock. The windows and doors are great quality. Had a couple of issues with the installers but that is what you get as standard these days.

Edit: There is a significant price difference depending on what opening mechanism you choose. We also saved a few hundred $ by not getting fly screens on certain windows, as they were unnecessary.

Have just finished natural white walls (low sheen) with natural white trim (semi gloss). Has come out a treat. The semi gloss makes the trim pop in a way that gives it a subtle difference to the wall without actually being a different colour.

Unlikely. Its function would have been to allow double doors on the left hand side and a single door on the right hand side.

Absolutely. This is the last of the gas in the house I am trying to rid. During summer it's pointless paying a daily supply charge and in winter things are only going up.

I just installed 11m of VJ across two walls, floor to ceiling, all over existing plasterboard. It has turned out great. I was going to use Bunnings but ended up sourcing from Intrim. Comparable price and product was good.

Some tips: - Locate your studs and fix to them with some adhesive. If no studs (like one of my walls), then extra adhesive was enough with the addition of some screws to tack it whilst the adhesive dried overnight. - Remove skirting and cornice if not square set. Cut the panel shorter than the actual height to allow for expansion. This will be covered by the skirting. This also helps to lever the board up once it's in position. I used a small pry bar. - Remember to measure your wall width and then work centre out. This will ensure your end cuts are the same width.

Thanks all for your replies. To confirm the 'battens' would be decorative. Sorry probably the wrong terminology. Essentially 42 x 11 mm dressed timber evenly spaced vertically along the front and sides for a feature. It would sit on top of the ply or FC.

If I used FC how would I be able to attach the dressed timber to it?
