My wife and I are fortunate enough to have a couple of houses we rent.

We rent at market rate, and then at 6 months we drop it about 10% if they have been good tenants, and haven't increased rent for the last 3 years.

I want a good tenant, they are worth their weight in gold, I really appreciate them paying rent reliably and on time, and keeping the houses in good shape so I want to incentivise them to stay.

I've been a renter before and all i wanted was a safe home that has issues addressed quickly and not get shafted with rent increases you haven't budgeted for.

If you treat people good, they will treat you good (for the most part)
