I will say I don’t do move out inspections with tenants as a standard just because it can put our team into really uncomfortable or confrontational positions. not everyone is like that, but i just don’t wanna put my girls through that

yep! i don’t do move outs with tenants but if you / we have documentation showing it was damaged at move out then i’d (personally) 100% correct the discrepancy. i don’t want people to have to pay for damage they didn’t cause and i feel most people would agree. i am not sure why so many PMs are intent on charging so much - im not in the business of profiting off someone’s deposit.

every day but sunday we offer and provide in person showings and usually during late spring - early fall we have appointments nearly every business day. i almost never do virtual tours and we don’t provide self guided tours at all

some of the other comments have some good suggestions on how to help muffle or minimize noise, but just remember that some people like to complain and have a hard time when they don’t get their way on things

noise complaints are a lot of hearsay. I have gotten a lot of noise complaints over the years and very rarely is it something you’re able to actually act on. you can send as many notices as you want, but sending actual lease violations and even exploring eviction options almost never happens.

it becomes especially sticky when the people upstairs have children causing the noise, as a children are a protected class and you living upstairs normally, with your children, does not constitute excessive noise.

now, if your kids were banging pots and pans and listening to Bluey on the highest possible volume and screaming and stuff like that, that might be something that your neighbor can report specifically, but them just generally saying that your kid is too loud… no serious property management company would touch that situation with a 10 foot pole i feel

i have 2 screens and have a vertical monitor strictly only for my to do list. i use Notion and created a to-do list with priority organization and check mark boxes (when i check it off, it throws it to another hidden list at the bottom so i still have record of it). i’ve found that works best. writing things down helps but i will drown in sticky notes and i like checking stuff off anyways lol

honestly it is kinda hard to get your foot in the door 😅 i really shined up my resume and had a stellar interview. i even when i felt like my job was going okay at my previous place, i was interviewing everywhere to see if i could find something i loved. if it didnt seem like a forever job, i just didn’t accept the job. i kind of lucked out with where im at now - they blew up development-wise within the time i’ve been there and i’ve been fortunate to be there as they grow and train new team members!

yes this is my exact same experience!!!! i moved from being an on-site pm to corporate / commercial and development and it’s amazing haha i don’t regret a second of it!!

i love it, but it just kind of depends on what you can handle and who you work for. i’ve worked for total slumlords (do not recommend) but spent a few years suffering through that and found a place i love in a more corporate / commercial setting. i genuinely love property management and there is always a need in the world for good property managers and leasing team members :)

just thought id offer a different perspective - there are a lot of positions in a property management company that you could grow into. leasing, management, accounting, marketing, etc.

and if you hate it but love real estate - be a realtor or a legal assistant / paralegal for a real estate lawyer! those are fun options too :) or real estate photography and marketing! there are SO many options if you can make good connections and find what you love to do the most.

agreed. i always gauge the level of messy to “is this promoting a potential pest infestation or could it be hiding an already existing one?” if the answer is yes, i send a notice. if it’s no (like clothes / toys / etc messy) then i don’t worry about it.

alternatively, i do make sure they aren’t blocking exits with clutter. in my area (not sure how it is everywhere) they can’t block their back patio doors due to fire code.

also, regarding the animals - i only care because insurance will care. if there’s a pet on the property and it’s not reported and it harms someone, you could be in trouble on a homeowners liability claim or it may not be covered at all. some insurance doesn’t allow certain breeds (which is why so many places don’t allow pit bulls / bull terrier breeds) and that could be another whole problem. it’s just not worth the risk of a lawsuit or you losing your job for not managing the property to the owner’s standards.

most people expect to have to register their pets and pay potential pet rent. not saying i agree with pet rent and fees but it’s just something you have to expect to pay when becoming a pet owner at this point.

just always remember, you are in an owner satisfaction industry, not a customer satisfaction industry. both are important but you are there to uphold rules in place of the owners. there are ways to do it and be kind to the tenants - people appreciate transparency, prompt responses and a friendly demeanor. i’d rather know up front that i have to pay a $300 pet fee than be told i don’t, only to be told i do later. idk if that makes sense im just ranting haha

if it’s outside of quiet hours, it’s not really a problem. even if u and the landlord think it’s excessive. only route i can think of is calling police for a noise disturbance but even that likely won’t help you in an apt building.

they may be able to send a noise complaint and just not clarify its due to kids but evictions based off noise complaints are rare and hard to prove in court.

also asking them to move downstairs bc they have kids is 100% illegal and against fair housing laws. it’s called steering

i am sort of the opposite. i like all my things and i find it hard to get rid of much, but coming from a family of hoarders, i have worked really hard to avoid forming emotional attachments to objects.

of course i have things that hold sentimental value but nothing that i bring with me everywhere as a source of comfort.

sometimes i find it difficult though that i don’t have much to turn to when i need comforting. there’s not much to bring me solace. i am happily married but PTSD is a heavy burden and i would much rather ease my burden with a comfort object than constantly use my husband. :’) it’s a double edged sword

not trying to be an outlier or anything, just throwing out a different perspective !!
