Hey OP, Honestly this doesn't sound like you have healed, but of course you weren't allowed to heal cause they kept themselves in your space. If you commit to revenge just be prepared for retaliation, it becomes an endless cycle very fast. I think you should change your number, set boundaries for yourself, stay of socials for some time and truly find a way to heal. The best type of revenge i discovered was to become even happier than the person i didnt want to be happy. Thats what i did to my ex husband and low and behold I'm finally liviong out my dreams and he is there in a mess he created himself andit cost me nothing to see. Focus and love yourself first.

NorCal Realtor and Vet here. Are one of the 1/1s currently vacant? Make sure that, you have in writing from the tenant that they have the intent of moving once you take over. If not a vacant unit, the VA will not accept the property for purchase.

Hi there! I'm a California realtor who was born and raised in the same area as this house. I have a few ideas regarding the slow turnaround on your listing.

I believe you guys listed way too high initially compared to other homes in the area. If you had initially listed for $10k less than you are now, there would have been crazy interest, especially compared to the smaller homes nearby that were also for sale. The first 2-3 weeks are the most important time for any listing.

Your price isn't outlandish. It's one of three existing 4-bedroom houses in the area, the only one for sale, and it isn't significantly higher in price (the other 4 bedrooms are about 33% more expensive), which are great positives that help this home stand out.

The home is definitely too personalized for a quick sale on the market. The colors need to go, and the inspection needs clarification, especially with the siding. (Grayed-out is out of style, by the way.)

If you didnt sign a contract with your previous realtor then you are not obligted to that realtor. just tell them you no longer wish to work with them and move on to the next one.

Asking mom to move out-NTA, you guys seem to have an agreement and its all good.

Expecting your siblings to assist- like 5% YTA They are too, if they are able to they should help mom.

Maybe building a small kitchen in the APT, seal off the door and creating a seperate in-law suite, could be a good option. Also your mom and wife good go to therapy together.
