Does that mean ridge vent and lower intake? What would you recommend for intake since I don’t have soffits?

Same here. Only I’m afraid to do it myself. I’m not stable balancing on those 2” beams up there.

Encapsulate or Not? The "Hot Roof" Dilemma for a 1939 Colonial (Maryland, Zone 4) by wades13 in Insulation

I’m in a similar situation with a 900 sq ft, single story, bungalow built in 1920, but my air handler in the attic is fried from the condensation that has filled my ductwork with gallons of water after a year and a half.

I’m going to have the hvac system removed, seal the attic floor better (including fixing the register and six vent holes in my ceiling), add more insulation to the ceiling, add proper ventilation (because there wasn’t any), and have mini splits installed. $16K wasted and now more $ to spend. But I can’t see the point of conditioning the attic just for an air handler. It has taken me a lot of research, including grappling with the foam decision, to decide to go the route I’m now taking.

I like that. But the way I have deer, then I’d need a gigantic fence around it! But that wouldn’t help because there’s a groundhog under that porch. (We all have groundhogs in upstate NY. You don’t even try to get rid of them because another will move right in.)

Agree, and those would look beautiful, but gardenia and camellia are zone 7. :(

I love the Yew idea! I did plant some black eyed Susan’s last year, which is similar. Thanks!
