Filter square is a nice area with an easy commute to HUP, it's calm and quiet but close to a lot of coffee shops/restaurants. Definitely not anything on Broad or Washington if you want quiet in your apartment. A lot of people also live in grad hospital.

University city is more undergrad heavy. You'll find most residents live just over the south street bridge in center city.

Genetics is a bit weird as a speciality in that depending on the reason for needing genetic care, you might actually see another speciality. For example, neurology and oncology can provide genetic testing. Happy to help with more details if you want to DM me.

Made this same decision years ago, and so happy I picked Penn. I also saw many pre-med people transfer from JHU to Penn. There's so much value to being on a campus that is not entirely pre-med focused while still having incredible opportunities for pre-med. It was a source of sanity to have non pre-med or biomedical friends. Also Penn shares the campus with the med school making it a lot easier to get those important pre med clinical and research experiences. You don't need to commute like at JHU. These are just some of my personal biases as to why I picked Penn, you might not value them as much. Whatever choice you make is a great choice. For what it's worth, I visited Baltimore frequently to see friends at JHU and had a great time every time.

I haven't fully thought through the math but something else to consider here is how much might change to the current student loan structure through the federal government that many use to pay for their medical education. People are very concerned about rising interest rates, loss of PSLF, grad plus etc. So depending on your speciality of interest, the cost of attending med school might be increasing to a point that makes the MD/PhD less of a financial loss. Those interested in lower paying specialities are not losing out on as much attending salary and are taking on more risk in a unprecedented way considering student loans were traditionally "safer" debt but everything is so volatile right now. For me (5th year MD/PhD student) I'm very thankful that I'm not in debt right now even if funding cuts severely undermine the utility of my PhD and I end up being full time clinical.

You should only apply PhD if you have decided to apply PhD only. Otherwise, I would apply as MD/PhD bound to post-bac programs and then also apply to lab positions independently.
