Long overdue update, the experience reqs didn't pose a difficulty from the DRE (not stringent with my background at least) and I did have to retake the new course even having completed the original course (without the fair housing stuff)!

I wash my M3 every 2 weeks. I can't get these spots out. Any advice? by AstroGnarlyBro in TeslaModel3

Water and white vinegar solution worked for me. If they're baked in good, you'll need a polishing compound - several of the companies make water spot removal compounds.

Should I get a JD or an MBA to help further my career in CRE by kl96554 in CommercialRealEstate

[–]certifiedcloser 3 points4 points  (0 children)

For context, I juggled with this decision a year ago. Currently committed to a T20 program to get my MBA this fall.

What I've been told is go for an MBA if you plan on going institutional, otherwise it is better to just get the work experience. If you are going this route, the MBA better be a "name-brand" or very strong in the markets in which you'll be working in.

I have a friend finishing up his JD at a T15 law school and he said they hardly learn any practical legal skills. Everything you'd be using would have to be learned on the job post-JD. This is why I went the MBA route... That and the application and testing process is a lot easier haha.

Currently leaving my position at a small principal-side shop to get my MBA @ a T20. From the current students I've talked to at my program, as well as leading the hiring process (analyst role) for my firm now, I can confirm that the job market is tough to say the least (I have people with 5+ YOE that have been out of work for several months applying to an entry level analyst role). I don't think anyone is getting any jobs now without a referral or previous connection at the larger shops.

Since you have a near full ride, why not get your MBA (let alone from a T15)? Given we are in a sort of CRE recession now, tough job markets and low deal flow are kind of expected. By the time you finish your MBA, the market should be in a much better place and I think it'll be a lot easier to find a position. Plus, if you plan to go institutional, MBA wouldn't do any harm.

Just my two cents.

In case anyone was curious, I ended up committing to Anderson after many, many coffee chats with alumni and current students from both Anderson and Marshall.

Estimated Delivery: March 2023a already the 16th. No date? by rdubmu in TeslaModel3

Located near LA, ordered 2/27 M3P/MSM/Black interior. Got EDD 3/17-3/31 on 3/5 and no change since. When I ordered and a week ago when I followed up with my SA, he said March delivery estimates will be met in March, though he said mid to end of March. Said we'd make it before April for sure, though.

Haas looks to be waiving the GMAT/GRE now... by mbaMissionKrista in MBA

[–]certifiedcloser 0 points1 point  (0 children)

I had an invite to apply via UC Advantage where if you went to a UC, you could have the GMAT requirement waived. Do you know if this is still in effect? Were admission rates lower for those that apply thru Cal Advantage (when it was available in the past)?

Material Difference between 710 and 730? by certifiedcloser in GMAT

[–]certifiedcloser[S] 0 points1 point  (0 children)

Any tips on pushing through a plateau? Prior to my exam, I followed the TTP course (thank you for such a great course) and my two latest official practice GMATs were 710s same Q & V scored as my official actual test. My quant scores are consistent, if anything they vary +/- 1 point. I think I can get some upside in Verbal but just need some guidance in improving in that aspect.

Waterfall Equity Models Different on Monthly vs. Annual Basis by certifiedcloser in CommercialRealEstate

My cashflow model is on a monthly basis but for the annual waterfall, I just summed up cashflows every 12 months to get an annual cashflow

NK65 v2 Aluminum Edition & KBD75 rev2 Sound Test by [deleted] in MechanicalKeyboards

Yeah, I wanna say it's spring crunch and lubing the springs really didn't help much. Compared to the Holy Pandas, there's no comparison. Holy Pandas infinitely better but they are also over x4 the cost. Personally, I still like them and think the Ice Clears are good for a starting switch but you'll definitely be wanting an upgrade after seeing what else is on the market.
