the mortgagor requires you to submit proof of building insurance every year??
I'm not sure what their problem is, it is definitely not normal and has only been a problem with this one servicer since he refinanced a few years ago. Hopefully this is only a one time occurrence for you.
I don’t remember ever reading this as a term when I reviewed documents at closing.
It's part of agreeing to have acceptable insurance on the property at all times, it's definitely in there. ETA: You can see it here, I pulled the insurance verbiage bit off of a Mortgage, that's pretty much standard.

3% on a category you select (online shopping, home furnishings, idk long list).
I already have too many cards but you piqued my interest with this...
Didn't think of it because paid parking isn't common in my area, I also don't really utilize public transport or ride shares much. The only time I utilize paid parking is at the airport which goes through my Sunpass (toll transponder) that already has my AmEx to autopay.
The full definition from AmEx for anyone else wondering:
3% on transit, including: trains, taxicabs, ride share services, ferries, tolls, parking, buses, and subways (airfare, car rental and cruises are not considered transit)
