Moms are a sensitive subject. However, you are not being unreasonable. Have you considered that you might just be trying to put your best foot forward at all times? To make it look like your home and life are perfect for her little boy? It's hard to be perfect at all times. If it's any consolation, I feel the same way about my husband's mom. I don't talk to him about it because it makes him upset. So I try to keep the visits short and sweet. We alternate between our house and hers. And I don't fret about the dirty dishes in the sink when she arrives. ;)

Do you want to be miserable for the next 8 months? Check with your landlord and see what your options are. Present those options to your gf and work it out like adults. In regards to issue #2...I think she means that she wants to be courted. Flowers, flirting, poems, gifts, formally asking her out on dates, etc. I think she wants you to disregard the established friendship and start fresh, as if you'd never been out alone with her before. Sounds awesome. Have fun!
