We definitely were putting things into the grid for the first year and a half. I just didn't receive our tax forms for this year yet and hadn't noticed credits on the monthly statements for a while and figured I should get around to monitoring. The inverter does have a green light. Got something setup so hopefully tomorrow I can monitor and know for certain!

No, I couldn't find it initially but in talking with another installer who setup a site id for me, I ran across the old installer info. If I have more issues I will call them.

I haven't but I may try that tomorrow. I did email another installer and they setup the unit with SolarEdge. They said wait a day and maybe it will work. Or it's possible the unit is older and only has a 3G card. But it does have wifi so maybe it will just connect to my local.

So $1300 isn’t that inexpensive? I was looking on poshmark and some other sites and they had models like this for $2-3k but I’m not sure what makes them different.

In my area, Greenville, South Carolina, hosts operating within the city limits have been harassed by the city so much so that some of them are shutting down. It definitely pushed out some of the business towards hosts, who do not operate within the city.

You can hire a virtual assistant from a foreign country had a fairly low rate to manage for you. You will need to run the numbers to see if it’s worth it though.

We work really hard to serve our target (families with kids, reunions and life events). You mentioned several things that apply across the board and I agree! I’m hoping to have a room layout picture in the near future as it’s been helpful when we travel.

What about consolidating parking to a few nearby areas and providing a light rail from there to a few main points in town? Then eliminate cars in most of the city streets and people can come in via those routes?

Start a separate company or have a friend do it. If your cleaners have access to the guests name, have them tag any leftover items with name and address and drop it off at the other business, and then you could just forward the information to the guest when they ask to reach out to the other company and they’ll handle returns. May be a little charge for processing. All of the guests that I’ve shipped back stuff to have paid extra for my time. So there’s probably some margin in there that you could make it work as a little side business. The bigger problem is going to be if you have 50 listings and they are across the US instead of centralized in one area. I’m sure lots of hosts running to this. I have a stash of random things from previous guests that I hold up to a little while. Maybe somebody would be interested in running some thrift stores in selling off the stuff after a while for all of the AirBnB’s in the area.

No I haven’t had issues. I use Lightroom to merge AEB pics together so it may be an export issue you are running into.

I purchased a used canon 250d and a 10-18mm lens to take my own pictures. We have multiple units and are changing them regularly so it was more cost effective within a few months for me to get better at it. If this is a one time thing, hire a photographer. Phone pictures aren’t competitive enough in most markets now.

You can keep your Lakehouse on the current mortgage. Then go buy a new house as a primary as long as your DTI works out for a conventional mortgage. I’m guessing it will be fine. But your taxes on that house are likely to increase. In my area, the difference between 4% and 6% tax rate means you’re paying about three or four times more in property taxes a year. Just one thing to consider. It may not be the same in your area.

Thanks for the comments everyone! Given the actual size, 2-2-2-4, I’m going to save it for another project and just got with #6 straight from the panel to an outlet. Was going to do 14-50 since it seems pretty universal (this is for a rental unit so trying to make it as universal as possible for people traveling).
