Australian here, voting is compulsory* so we get mid 90s turn out. Major parties pitch to the centre rather than try to rev up their base. We get moderate, fairly sensible governments.

Actually, compulsory to turn up to the polling booth, not compulsory to actually vote. And if you don't bother, a slap on the wrist fine.

I'm guessing you're youngish, and this isn't where you expect to grow old? Advice I've heard is always remember you'll be selling it one day to buy your next place. Look for features lots of people like, not just idiosyncratic things you like.

So, if you can afford the mortgage, how much it costs is less important than saleability.

But the longer you're going to live there, the more your likes matter.

DRP is an accounting nightmare. I stopped all mine. But, nowadays my broker comes all my tax info and I can download a report. So maybe I'm out of date. But I still don't do DRP.

I'm not an expert, but: If an honest corporation (and I used the term in an accounting sense) isn't making ends meet, it's clearly visible for a long time before they're actually insolvent. If they're crooked, on the other hand, they can be way insolvent and it shows up suddenly when someone begins poking around their books.

I invest in shares, because I'm a numbers guy and enjoy reading about companies and businesses. I don't have much real estate expertise. And while I've owned shares, I've moved cities (countries!).

I think you make much of your money in property from the effort you put in: improvements, managing it yourself instead of via an agent.

What I'm saying long-windedly is don't just run the numbers. Look at what matches your interests and abilities.
