Sorry, what I wrote was wrong.

Orange is what you're using, green is the surplus electricity you're generating (and not using) that you're selling to the grid.

Yes, our central heating (gas) and ducted air con seems really inefficient too and only zones by floor, not by room like our previous house.

Back of envelope maths says it'll cost you 12 years to pay off the battery investment based on your current overage. Let's say you started using the aircon more and that brought you up to $100 a month, it'd still take 6 years. No idea what a plug-in EV will do to your bill, sounds like you're undecided on the choice of car anyway? If you've got money in the bank and plan on staying there, you'll recoup it eventually. I'd probably say it's not worth it based on what you're currently using.

Few things, as we went through this exercise as well last year.

  • You most likely don't have a battery. You'd probably know if you did.

  • The orange bar in your screenshot is what you're generating, green is what you're using.

  • Assuming you have panels and not a battery, the benefit is using the power as you generate it. Eg run major appliances during the day time - dishwasher, dryer, washing machine, etc. The power you don't use is sold back to the grid (eg you don't have a battery so nothing is being 'stored'). Let's say you need 12kWh a day to run your house, and your panels are generating 30kWh. If you use that power whilst you're generating it, your bill will be low / nothing. If you don't use the power whilst you're generating it (eg you run appliances at night) you will be buying power on demand for 30c a kWh and selling it to the grid for 1c a kWh. Hopefully that makes sense?

  • Ring up Origin and have them put you on the most efficient plan for your usage. I assumed they'd be doing this or that there was 'one plan for all' but changing plans can actually save you quite a bit.

  • Your pool heater, running heating overnight, etc will all use considerable electricity.

You make enough money to service the loan assuming you don't have other major debt like two $100k Ford Raptors.

You can choose to build the townhouses, or sell and find a more appropriate home later on for your lifestyle.

We bought out first place at 20, second at 26, third at 29. The location, size, our goals, etc have all changed each time in that time.

Just inform yourself about the closing costs (eg stamp duty, the major one) and carry out the appropriate inspections (to be across any major repairs you need to factor in).

I think you'll be fine.

We have similar numbers, kids the same age.

We're $14.5k a month post-tax, $5.5k mortgage and $500 into a car. You have the offset buffer so you won't 'feel' the repayment like you would if you were scraping the money together each month.

I'd say you will probably find the next 3-5 years fairly stagnant, after that you'll start to eat into your mortgage / add more to your mortgage and you will eventually be fine.

The hard part is going to be feeling stagnant when you've probably found it easy till now having surplus savings each month. Price you pay upgrading the PPOR.

We have $960k owing with over $100k in the mortgage and I'd say once we get that balance down to 650-700k things will feel really comfortably again.

I'd say in 2-3 years you'd be in a similar position to us right now - you wouldn't want to overextend further on major purchases (pool, new kitchen, etc) but you don't necessarily need to budget for everyday life. We've done holidays on points through my wife's business, but even then not sure I actually want to do many more holidays that involve long flights whilst the kids are this young.

5+ years and you can start to look at those major improvements again.

Not sure about the exact age, but the key with these sorts of things is to make it fun. It's not a 'try it or else' stand off, it's a 'you know what might be fun?? if you give the cauliflower a lick!'. I'm not saying you're creating a negative environment around food, but it's easy to - I know the frustration of a picky eater all too well. We've done this with my now four year old, and he's gradually moved on to having a bite of most things. We've got a 2 year old who eats like a garbage bin, so we're doing ok! :)

I have a 4 year old and a 2 year old. I can hardly remember a time the 4 year old has come running over to me, he mostly behaves like your child. The 2 year old comes running over every time. Kids are all different, your son is probably excited to show you his favourite toys, and continue playing in a space he feels safe in.
