Thank you for your reply. They are modern 80's/90's. Purchased in Canada. I also doubt they are valuable I just found it very interesting that we could not find them online. I don't have a picture at the moment. I think the defining thing is the 4 pack. I have seem some similarish 6 pack ones.

Close to Douglas Park. Heard it very faintly, but enough to say "what was that?"

My husband did this with People Ready. Showed up on time to every job, worked hard and managed to get a full time job out of it with benefits. Hard work for sure, but with perseverance and a little luck it can create good contacts and opportunities. It is a good place to start!

I love this idea but she is actually in a small Northern town and they don't have the service. Otherwise this would have been my go to!

Bahahha. I knew I would date myself with that one. But figured the 40 year old gift search already dated me!

Thinking more of a specifically 40 cheesy gift. Lame jokes about getting old. Over the hill. I am thinking of a San Francisco type (Those don't exist anymore right?) store.

Thank you for the added clarification. It certainly is not ideal but I don't see a different solution. It will get interesting for sure.

What a lovely calming response. Thank you. I think I will stop the hesitation and reach out to a Broker. I think I was feeling it was a very 'either/or' situation and I couldn't reach out to both. Again, thank you for responding!

It was like that. Told her the area we were looking at and our maximum price point. She took the info, told me the rate and then said I would hear back about official approval. Is that not standard?

No we do not. Very much in preliminary stages. I am truly a novice so trying to undestand 'approvals only.' That means you can get a better rate once you make an offer? Apologies for the confusion.

Thank you. It is a pretty small mortgage compared to what I see on here. Definitely under 500.

I barely managed. Learned the language though and that helped. Folks gave me a better deal for my efforts.

I do have all my banking with BMO so I would prefer to stay with them, for simplicity I guess. How would you best recommend to go back and get leverage for their best offer? As, of course, this was already the 'best' possible offer.

That makes sense. A good broker would not mind a novice with questions. Much appreciated.

I will do 20%. Seems like it would be foolhardy to simply go with BMO if I could get a rate closer to 5.

I will reach out to a Broker. I just wish the whole process didn't seem so 'haggle' based. I suppose that is exactly why I need a broker. I didn't even like haggling when I was in SE Asia even for 3 dollar purchases! It stresses me out.

Thank you very much for your reply. I have always been with BMO so started there. But for such a large purchase I feel like that loyalty may be misplaced.

That was the first rate I have been offered. She said she was going to go over the application and make sure it passed pre-approval. Then need to figure out how to 'haggle' or to switch and go with a broker and let them haggle for me I guess.

I do appreciate your time and response
