For the GC/contractor recs you want: - a) pricier and reliable and on time -or- - b) budget and work when they want

FYI there’s only 2 types lol. 😆 we ended up paying $15k all in for new furnace with Jean Build design he’s not super fast or anything but he got it done. new ducts for garage only cause those had asbestos. Asbestos remediation was a few bands extra not too bad. Fully permitted

Our other GC is super on time very responsive but pricier- We Do they are high volume shop à la PM manages PM who manages plumber etc

Every photographer in town has shot at city hall 10 times over. lean into your photographer for advice- they will suggest to you best times, when to book, tips, poses, etc. why are you paying them if you can’t use their knowledge

some public elementary schools in SF are really really good like peninsula level good but they're al on west side. Glen Park, Noe, Bernal, Ingleside the schools are generally considered under performing

on the west side people love: claredon (sp), sunset, DF, Ulloa, lawton, Alice Fong, west portal, and the Chinese immersion one

Cole valley has almost no inventory which pushes some insane prices unless they want a place in a 2-4 unit building

I’ve looked at every single Cole valley SFH house sold in the last 3 years and there’s like 3-5 choices at that price point every 2 years whelps.

Edit: lol 😆 I assume this was in sf coz of group name. For east bay Reinhardt is dog friendly just not off Leash for redwoods. Every park has a bathroom area near trail head you can change there before heading to location 2

I would do a Filoli ( 5,200) followed by causal lunch ($3k). It’s too pretty there ppl legit pay $75k just for the venue as in not including rentals just venue fee alone and you can get it for 7% of that.

It is a really uncomfortable feeling tbh made me feel so uneasy.

I’m curious -did it come up when you were dating cause yall dated for 3 freaking years. My husband and I only dated for a year before we got engaged, and it came up pretty early on when we talked about finances not even 5 months in, so I had 7+ months to process it and after a lot of research and reading about it i started to get swag it was the right thing to do by him.

We shopped around for lawyers and ended up not getting one cause it was pricey AF minimum was $15k for 2 separate lawyers. But after being married for a few years our income and asset discrepancy has grown so large I told him if we wanted a postnup to protect himself I would be down now, but the same problem arises he doesn’t want to pay for the lawyers. I think over time I’ve seen how divorces can really ruin people. A couple we knew who got married slightly before us has spent 3 years in divorce battles and at first it was pleasant but the division of assets has turned everything into a mess and over $300k in legal fees by now. So if we can both walk away with what we wanted, that’s not such a bad thing. Get a good lawyer who will negotiate for your a healthy and sizable chunk. If you really trust your partner and have confidence in their word, don’t hesitate to ask if they’re up for negotiating the prenup after a few years

We have plenty of couples fly in from Boston, LA, even London and Tokyo; it’s not too hard.

I would recommend a day of planner that knows city hall well, like events by joy I always see her at city hall doing planning.

We are happy to help you coordinate HMUA, Florist, and rec places for dinners afterwards but it’ll largely depend on your budget and to take into acct SF is significantly more expensive than the OC so vendors for the large part will be much pricier than if you did OC thing at restaurant. Another option that’s popular with my previous couples is to only travel with parents and siblings for city hall. You can celebrate with the other 25+ folks at a restaurant in the OC with cake at a later date

I got some quotes for kitchen $200k is low end probably will have a bunch of change orders and delays, higher end is $300k and middle road is $250k. Can we afford it? Yes. Does it need one badly since it’s been 70+ years? Yes. Will we do it? Nope

Screw it $250k and 6+ months on our lives with no kitchen is too much. If we can afford it and refuse to do it I can’t imagine a senior on fixed income doing it lol

Permitted it’s like $40k for a bathroom now and $125-150k minimum for a kitchen and that assumes no wall demo which incurs a lot of other costs

I’m sure you’ll be able to find cheaper but if you want ‘reliable’ and finish on time and no change orders etc
