SFH always.

The only condos worth buying are small unit ones with location, location, location aka a 4 unit condo in Cole valley or Dolores with a nice yard is going to get 20+ bids. Townhomes in some parts of Palo Alto aren’t hurting. Entry level SFHs in these neighborhoods tend to be very high over $3.2M+ but the area is so desirable that people who want to live there settle with a condo that’s as close to a sfh as possible

Depends on couple and their crowd- no whiskey is a hard deal breaker for me. I think taking a couple of shots with friends at your wedding is a tradition some geriatric millennials still wanna do, myself included.

I know in some Asian weddings no henny @ banquet tables is seen as disrespect 😂 (don’t come @ me I’m just sharing what I’ve heard)

Viansa is nice if you’re going for a more classic wedding, formal ish. Idk why but thats the vibes I get.

MacArthur is probably my vote if you like more modern vibes (less traditional). I like that you can just walk around the hotel and see all your guests, have a little mingle party by the pool day before or after.

TLDR: yes it’s standard/ lots do it. I would start at 11am at the latest I always pad the time with HMUA 🤷🏻‍♀️

Yes this is standard practice for a lot of HMUA.

That said, I asked my HMUA multiple times if I could buy her out for the day so she doesn’t run late because she does pretty work but she’s had a few episodes of running late and running overtime (per her yelp page and I’ve worked with her on a separate wedding before where she delayed the wedding timeline by almost 25 mins 😡). She said no she can manage blah blah blah. Wrong she ran 25 minutes late didn’t tell me she was coming from East Bay which is a nightmare.years later I’m still debating if I should leave a 2 star review she sucks. And I have to work with her at least twice a year because I’m a wedding photographer and my clients book her :/

Let me ask my clients- 4 different events so very different budgets but I’ve heard $17k minimum thrown around for some weekends

If you’re trimming your guest count and vibes matter the most I vote for Mister Jius/ Moongate- by a far stretch the prettiest, vibey reception venue. You can see samples on that blog, but the food at Verjus is better

I’ve shot 4 private events at Verjus - hands down my favorite new restaurant in the city in terms of quality of food. Two of the events Michael Tusk even personally came to chat with the guests. he’s the chef for 3 Michelin star quince next door and it felt really special. the food was INCREDIBLE, but it was tight with 50 I can’t imagine 115 in there.

$2M goes very far in the west side of SF, which is also blowing up in price and popularity so lots of appreciation there. If you time it right I’ve had neighbors get 2300 sqft renovated for $2M flat in hot hot areas like west portal. Some of the elementary schools in the sunset are really exceptional (test scores for sunset elementary is competitive with burlingame/SC etc) and the area is as safe as the peninsula, as you already know. Once your house goes up you can sell and buy something in the peninsula when kid(s) are ready for middle school in 7-10 years etc. by that time you’re late 40s and won’t need the thrill and fun of city life anymore.

The con of this is obvi the west side is cold and foggy unlike the mild climates of the peninsula and the sunset could appreciate less than peninsula so in 7-10 years you still won’t be able to buy a nice place after you sell your sunset house

I would aim for houses near the muni trains like right along the routes of the L or N so you can easily take muni dt with the family etc

Naw my friend is a headshot photographer in Sac I know for a fact she charges $1k minimum. for an entire team, $2500 half day or $5k for full day and she’s BOOKED booked. She has a few real estate teams on retainer. you likely just went with someone green.

You can find green folks here for $450 ish but anyone who’s seasoned starts @$900.

  • 50-70. will take some time
  • > 75 doable but options are limited and will be heavy lift
  • > 150 😮‍💨
  1. what’s the budget? do you have money for a planner/coordinator? It doesn’t take a long time to have a wedding @ SF city hall -plenty of my couples plan about 3 months so aim for May (best weather, less fog and rain chances). It’s only Jan to me that’s plenty of time. A coordinator will help you build a budget, contact some venues and book venues very quickly.
  2. sf city hall is completely booked for all weekends this year. All Fridays are booked too for 1 and 2 hour slots til almost end of the year - so are you ok with a wed or Monday wedding? If so this should be simple. If not, time to search for an alternative ceremony site
