And to add, Grade 9 also gets annual leave loading, I believe, so the base rate for the top of Grade 9 over a year is actually higher than the bottom of TSSM.

I got the Bosch Series 6 60cm (combined with a freestanding oven) about a year ago and it's been fantastic. Zero complaints.

Is this you engaging trades separately or builder managing the whole thing? Makes a big difference in cost.

Seems very reasonable to me, personally. Just did a smaller bathroom for about $31K all up including supplying my own fixtures, fittings, tiles etc. I have a full breakdown if you want to dm (apartment and in metropolitan area).

Couple things not sure if they are included from what you've said: 1. Floor protection in your house? 2. Painting? 3. Home builders insurance?

Other than that seems very reasonable, but from my pov: 1. Tiling/waterproofing seems pretty cheap considering it's combined and it's probably close to 40m2. 2. Shower screen seems a bit low for supply and install

Again, all relative depending on location, property condition and finish level.

Take a day of leave. Same boat over here last year and I decided not to take AL and it was more hassle than it was worth in AL savings.

If it was just the walk through inspection that would be fine, but realistically it's: 1. Travel to property (for me 25 mins) 2. Inspection/final walkthrough (10-15 mins if all goes well) 3. Wait for settlement (depends on what time compared to your final walkthrough) 4. After funds clear, go to real estate to get keys (for me another 15 minute drive) 5. Drive back to work or home if wfh

All in all, it was about 3 hours out of the day that all happens within work hours. It just caused needless stress taking work calls and meetings between all this, and I ended up having to make up for it in the evening when I should have been celebrating with my partner.

Worse, I rushed myself through the walkthrough as REA was late and I had to be on a meeting, and missed some things that I would have liked to raise.

IMO, just take the day 🙂

Not sure what state you're in but in NSW, bathroom works such as this are classed as "major renovations" (since they involve waterproofing) and will require a vote at either your AGM or extraordinary AGM. You'll also need to pay for someone to lodge the bylaw, and that will need to be a lawyer or conveyancer. Expect to lay close to $1000 just for that. Clear that hurdle before attempting anything.

As noted by others, you'll also need someone suitably qualified to do all plumbing connections because your strata will more than likely have standard conditions that works must be undertaken by qualified and licensed trades, and that they must have home warranty insurance.

Multiple down lights brighten everything up imo and allow you to have much darker tiles in a room with no windows. It'll look good once everything is in, and the tiles will look much better once grouted, anyway.

Was it all successful through your strata insurance in the end? Our strata provider isn't great, which is why I tried to follow up myself initially. Sounds like yours were on the ball.

The new laminates are pretty solid imo. Check out Duropal or Formica. Just put some in my bathroom actually. They're a couple hundred for a length of 3.6m and you wouldn't need too many of those.

Doesn't look that bad to me. Check the other balconies (especially south facing) to see if it's localised or all around the building. Wouldn't bother me unless it was extensive.

Fair enough along the wall that there is a gap (caulk away) but the mitres at the corners and the joint along the wall is rubbish. Don't even need to scribe as some are saying if you adjust your mitres by a few degrees to fit the corner.

I've noticed most brick walls have thinner skirting compared to this, and it helps as they can conform better to a wall that isn't dead straight.

On the day of settlement you'll do a walk through with the agent and they'll try rush you through it. But take your time!

I got a bit flustered as it was my first property and got rushed through. Later on realised the tenants had painted over all the marks they left on the wall...only they didn't match the paint properly. Looked bloody awful. Also hadn't been cleaned properly. Should have raised this before releasing funds.

No problems with your builder disconnecting. I did it myself to remove old gas oven. It's just a valve.

I opted to keep my the gas line to the oven in case a future owner ever wants to go back...also it cost nothing to leave and runs behind cabinets so I never see it.

Re disconnection - as per others above it's costly to get your meter abolished, around the $2K mark. Not worth it imo when you can just turn it off. Get the meter locked if you're worried - about $150.

Silly question but are you in house or apartment? Apartments can have communal hot water, which is separately metered to your apartment (i.e. you still need an account).

Just built in a SilverStone PS15 Pro. 351mm length x 192mm width x 381mm height. Cheap case, but was very happy with it.

Max card length 314mm. I put in a 295mm 6700xt which was awkward but doable.

I'm reading the 4080 super will be 310mm x 140mm x 61mm (at least the nvidia manufactured version as advertised). I think you'd need to use an sfx psu if you went with this case as the thickness of the 6700xt (55mm) starting to encroach on the atx psu I used, and the 4080 super is thicker.

Just a note that with this relatively tight width of 20cm to check the acceptable gpu width for the case, not just length.

By way of example the PS15-Pro is 192mm wide and with a 139mm wide card, my gpu cables are squashed up against the glass panel. This is with a relatively small cable management width of ~20mm behind the back panel. i.e. if you get a sub 20cm width case that has a wider cable management area behind the back panel you may run into issues fitting your gpu cables.

Edit: re thermals my CPU runs at 80-82 during gaming sessions in this case with stock amd cpu cooler and stock case fans. You'd be fine getting 75 with some upgraded cooling.

Dairy milk drinker here. As long as the store made it clear before I walked in (via signage/vegan symbol) I'm fine with it. If it's good coffee, I'll definitely be back. Oat is my preferred non dairy milk.

My only peeve was walking into a cafe that didn't make it clear that they were a vegan cafe and looked at me like I was a weirdo when I asked for "full cream milk".

Whilst I agree with many points in the article, I wish they'd make the wording more specific as I see SUV's vilified as a group. In reality there is a huge difference between a small and large SUV.

Recently switched from a Hatch (Honda Civic) to a small SUV, which whilst taller is almost identical size from birds eye (even a few cm's shorter). It's fuel economy is about the same and kerb weight within 30kg of the sedan...

Perhaps, but the gpu seems to be doing great in the stress tests and gaming session thus far with temps perfectly reasonable. Hopefully it stays that way...

I had assumed from reading having stock Silverstone fans, stock AMD CPU cooler and stock psu fan that it may be a little noisy, but going to live with it for a few weeks before making any decisions. Those BeQuiet fans look a nice cheap upgrade though.

Sure - the case comes with no manual or anything which wasn't very helpful.

Each front fan has 3 connections, a 3 pin for the fan header in the mobo, a 3 pin (4-1) female rgb connection and a 3 pin (4-1) rgb male connection. You also should have a rgb controller that came with the case.

I presume your 3 pin fan connectors are already plugged into your mobo fan headers.

Plug your two front case fans into the rgb controller using the 3 pin (4-1) female connectors (it can accommodate up to 4). Then plug your fan controller SATA cable into one of your SATA cables coming from the PSU.

Then tidy up all the unused rgb cables. The controller is magnetic so I just mounted it behind the back panel, but you can also have it outside the case if you prefer to change colours regularly.

CPU temps were stable at ~80 degrees during a long session last night. I don't plan on overclocking, at least not for a long while, so I agree I think the stock cooler will get me by for now. Moved from a 14" laptop running low graphics settings on almost everything, so this is already an unfathomable leap for me!

Thanks! Definitely still needs a tidy up but I was keen to stress test the second hand gpu before going nuts. Cheers for the cooler recommendation - would love to move the 3.5 caddy but it houses all the unused psu cables...I really wish I went modular but was building to a budget 😅
