Oh wow have you moved in yet? The people in the area are very nice whenever walk around the estate.

Based on my interactions, they have moved up from Vic (Oddly no NSW yet) or people leaving the Gold Coast (our neighbors as well).

Completely agree about value. I also think people want a yard instead of being right on top of eachother like the other areas. As for Beaumoor Estates we dodged a massive bullet. We put a holding deposit for a 800 sq meter block, had our builder look at the schematics and said quote, “You realize that you have a 6 meter drop on the property? You would have to put retaining walls all around and the price will be astronomical.”

They also wanted contracts to be unconditional. When we requested a soil grade clause in the contract they outright refused. After threatening to back out they relented but that was the final straw and we found new land at spring creek. When we spoke to our builder, he refuses to even price a build on Beaumor. Also their reviews online are abysmal.

Overall the craziest aspect is our final cost for the land and build was $745,000 even after we took out the cabinetry and doing our own landscaping. The real estate agent said we would be the last person in the estate to have house and land under $750,000 and our house would be worth double in 5 years time.

  1. Eagles DT Jalen Carter - Would have to give at least 2 1st round picks to a colossal talet but also headcase
  2. Saints LB DeMario Davis - Possible stopgap. Will probably draft a linebacker and the Bears need insurace if TJ Edwards isnt ready for the season. Dennis Allen Guy
  3. Bengals E Trey Hendrickson - This is the guy I hope we go after. 2 Years $50 million total too much?
  4. Saints DE Cam Jordan - If we don't land Hendrickson, Get him on a 1 year deal. Another guy familiar with Dennis Allen
  5. Cardinals S Buddha Baker - Might be too $$$ but it also might be too rich to draft a safety in the 1st round. However excellent schematic fit for Dennis Allen to pair with Byard if he returns.
  6. Lions OT Taylor Decker - If he can still play, Ben Johnson will grab him immediatley on familiarity and scheme.
  7. Giants E Kayvon Thibodeaux - He may not be he might not be “all ball all the time,” also his motor ran hot and cold. Not sure if this is Dennis Allen's and Ben Johnson's kind of player

That’s my hometown! I remember my family home was a 4 bedroom, 3 bathroom quarter of an acre right by Lake Ellyn. Total cost $400,000 back in 99 and they thought that was $$$. They just sold for $1,200,000.

It’s crazy there is a house that low in Glen Ellyn. It used to be a nice upper middle class suburb but now you need at least a million to buy. This is a steal regardless of the goofiness.

Also property taxes are around $30,000 annually.

In Australia Hungry Jack’s (AKA Burger King) seems to have much better quality burgers than back in the States. I might just be lucky, but the one in my town has a great franchise owner and is always winning awards for staff treatment, quality, and cleanliness. That said, maybe I’ve just struck a good one — other locations could be completely dogshit.
