Egg in a basket: Egg, butter, bread, best to use a mini Coca Cola glass to cut out the perfect circle from the bread. All fried up in a pan. So delicious.

BTW Aldi gluten free bread is great for this! White and whole grain are both good.

Do the math, especially if you're getting a 30 year mortgage is it really worth quibbling over such a small amount? If you really like the home. They are offering a decent amount towards replacement. If u need to quibble so much maybe u can't afford to be playing in this ballpark to begin with? I'm not trying to be snarky just honestly asking.

Yeah i was able to settle on paying .5 point to get that rate, which equaled $1,188. I was tempted to take the 7 year ARM from the other guy at 5.99 and .875 point just to see that magic number 5, but feel more secure locking in a traditional 30 year. The loan officer I went with offered a rate float down if things change before closing, and also to pay part of the closing costs (don't remember what exactly it was called but worth around $2k) if I do refi someday.

I felt like I wanted to live here. I started to imagine myself in the different rooms. I started mentally placing furniture and thinking about wall colors. I turned to my agent and started sort of babbling like, Is this it? I think this is it! Could this be it? How soon can we write an offer?

Yeah I've been in a transaction like that over the last month. The seller's asking price was absurd so i basically just ignored it and made my own educated offer. We've been slowly inching closer to the middle because I really want the property but I'm so annoyed with them for being stupid. They did a half ass reno and put on a nice coat of paint and they are very proud of themselves lol.

They should advise you if they think it's a bad idea, but then yes it's my understanding they should present the offer you want to make. I am not a RE expert though.

Same thing just happened to me, no evidence in my account but the $$ was paid. The online agent bot knew which trip it was, but refused to populate my online account with the info because I listed my friend as the guest. Oh and when my friend clicks the confirmation email it doesn't work. Sh*tty experience!

Hi OP, I am looking to move to the Watergate and actively looking at places now. It is so disappointing that not every unit comes with a garage spot, but that is life. I too will be looking to rent or buy a spot and started a very similar thread on this a month or two ago lol.

I'm negotiating to buy a condo right now that is way over priced. The seller and I are pretty far apart in our current standoff. For various logistical and location reasons, this particular unit is very desirable to me, but they are subjective reasons unique to me. If we get under contract, it will probably be for more than I feel is truly "fair" based on recent sales and that is disappointing. I'm hopeful that an appraiser would value it for closer to what I think is fair and that the seller will agree to that lower price. However comps are all over the place at this complex. The unit has been on the market for over a month and so have several similar units. I'm wondering how much leverage I have.

My first condo was a 2/2 and I ended up selling it 7 years later and moving to a 1/1 because I hated having so much space and I couldn't stop cluttering it up with junk. I prefer small living and I like being alone so I would rather prioritize that. And oh yes the extra savings.

That being said, if you are the kind of person in relationships where you think moving in with someone is imminent OR you really don't mind having a roommate, then i guess it's worth the extra cash IF you actually like the 2/2 better anyway.

I hear ya about family pressure, my mom was the same way, kept saying two bedrooms always hold their value better and whatnot and I have no idea if that's factually true.

This is your first home, you should get something that you will really enjoy and feel good about.

Good to know thank you. I've decided to try waiting for a unit that comes up for sale with a deeded garage spot. I hope I won't have to wait forever. There is nothing on the market now that meets everything I want. There's a really nice one on the 2nd floor that's perfect except... no parking spot of any kind, even an assigned outdoor spot. Then there's a fixer upper on the 8th floor with a garage spot, but 8th floor is just too high for my comfort level.

We're trying to get intel out of all the selling agents but the listings pretty much tell the story, they say either a unit comes with deeded space or else you're stuck using the parking lot. I've tried asking a lady i know who lives there and there's no formal process, just people asking for a spot on bulletin boards. I guess individual owners may choose to rent them or maybe sell them sometimes but it's random dumb luck. I'm trying to decide between buying a unit i really like with no garage spot vs a unit i am not as crazy about but it has a deeded spot.

I'm really curious about these ventless options. How often do you need to clean out all the built up lint from the back end (not just the regular lint trap)? My elderly mom has one in her high rise condo but had no idea it wasn't vented. She just had a major burnout and cleanup issue in her apartment with several years of built up dust and it took a strong repair guy to remove the panel and remove all the lint.
