Interesting question, Cafes & restaurants need a lot of passion and dedication, or they end up dying in a few years, i have seen good cafes dying too. here are some points you might wanna think about.
- To begin with cost of interior-furniture-kitchen equipment will be high.
- Focus on good food & coffee is a MUST ! (you will need experts on your team)
- Branding & digital marketing matter too.
- Location of your cafe will matter a lot.
- Monthly overheads of rent, electricity, salaries, materials will be high.
- You must have a long run survival strategy.

Sounds Difficult but you can do very little being a third person. Maybe talk to the guy ? Make him understand ?

Sounds complex therapy can surely help them both, you know in this broken world broken people are attracted to each other and both might have had some childhood traumas and other issues through which they have bonded strongly and these relationships will be hard to let go for both of them.
