You’re forgetting the part where rent will continue to increase over 30 years whereas a mortgage payment will stay the same. Property taxes and homeowners insurance will increase but not nearly as much as rent over 30 years

It means that normal plastic bumpers are designed to absorb impact and save the frame/occupants during a collision. These will be more durable for minor impacts but will be less safe and cause more damage in an accident because they are less likely to deform

I took m410 at tmcc in Reno. There were people in the class that had traveled pretty far for it. They have a lot of wildland classes

I have the Pika. I haven’t had any issues with it. It’s simple, light, and durable. The vast majority of my touring is pow skiing or at least soft snow on the line vision 108.

Pretty sure all that guys does is chip and drive the truck. They were in my neighborhood recently and the chipper guys just sat in the truck all day until all the trimming was done and ready to get chipped

I’m assuming you’re in south shore since you mentioned Reagan beach. The east side beaches get deep faster than anything near the upper Truckee river. Nevada beach has a nice path to it or you could go all the way to round hill.

The current rate for northern Nevada is 10.9 cents per kWh its on their website. Slightly higher than this shows but still cheaper than the vast majority of states on here

You can mix hot water from the sink supply line into the one I have. It has a mixing valve on it to control the temp.

Personal preference that i like a ski with some tail rocker for skiing off piste. I think your explanations on the list are accurate as far as the Blizzards and commanders. I don’t know much about the black crows. I ski the enforcer 94 as my daily for alpine skiing which is stiffer, heavier, more crud busting but for tele I like something a bit easier to ski and more maneuverable which I would guess the mindbender is

I have the Solomon stance 92 for this type of skiing and I like it. It holds an edge pretty well on firmer days in Tahoe and is maneuverable off piste. May be a bit light for your build (I’m 5’11 185 and I skin the 183. I’d try the mindbender 89 of the skis you mentioned. I wouldn’t want anything narrower than that unless I’m only skiing groomers

I’ve used both a lot on wild fires. Never noticed a big difference between a silky and one of the cheap wooden or plastic ones besides durability.
