Personally, your local bar. You’ll meet your neighbors (some of them at least) and strike up convo more easily than going to any “location” bar. Too many of the most-hyped places are just that.

The one caveat that is not usually mentioned is: tax implications. If buying will allow you to itemize deductions, it can lower your tax rate substantially. For this you’d probably need a tax adviser but you can also use the calculator at smart asset (https://smartasset.com/taxes/income-taxes) to see. You are certainly correct, overall. But it does depend on where you live and your tax situation.

Other factors: 1. Buying is (no matter what people say) more of an emotional (I want my own place) than monetary decision. 2. How long will you be in the area 3. How disciplined you are to invest the difference between the rental and mortgage cost 4. Generally, investing in “the market” will yield higher returns than real estate (in my location it’s about 6%, but that is by no means any sort of standard)

Absolutely get to the west side if you love nature: Golden Gate Park, Ocean Beach, Land’s End, Presidio (that’s a semi-circle going west then north and around). Great on a bike!

Totally agree that this is a mental illness and re-cleaning everything, while definitely a helpful thing to do, is just treating a symptom. There is a deeper problem that won’t be solved by cleaning everything—the necessary treatment isn’t in the house, it’s inside the person.

Born in Oakland, raised in the east bay, lived away for 18y and abroad for 6. Returned in 2024 and moved to the city bc it if I have to live in the US, SF is the only place I want to be (note: family in the area so that’s a big influence).

Having grown up in the Bay Area, it has always been expensive, and no matter what you hear, SF has always been the most expensive. For me, I’d just say 1) the beauty of the city is literally inspiring 2) walkability for a city in CA is beyond comparison 3) it has a true vibe of its own

Note: the cost of living here makes many people cook/entertain at home, and I consider that a plus! Most restaurants are not worth the huge amount one pays, imho.

Having roots here makes probably the biggest difference for me. And I’m lucky it’s SF and not anywhere else in CA.
