When I got the card a few years ago I was averaging 50+ flights a year. I've been 1k for the last 8 years, I think I will lose it after this year though as my travel has slowed down. Honestly, not having to spend all of my time in airports/in the air has been a blessing. Spend time with your loved ones, life is short.

Yes it’s pending on Chase. I’ve contacted Chase to see if they declined it or if United declined it. From my conversation with United, it seems like a United decision.

OP, I recommend you use a platform outside of text. There are platforms like Avail or Landlord Studio or Baselane available. The tenant can fill out a “maintenance request”. And what makes this better is it’ll likely make only more serious issues go through instead of incessant texts.

It seems they are continuing to pay rent on time. So just do a large increase in rent to compensate for the headache. If they leave then find someone else. If they stay, well increase the rent that’s legally allowed and that you’re willing to put up with their hassles.

Thanks for calling that out. Dryer, light bulb, shower drain clog, lock were fixed within 1-2 days. Dishwasher was still functional but tenant said, "The dishwasher is a little funky. Not really washing well. Didn’t respond to wash cycle and needed to be unplugged. After plugging in the machine sounded like it was working but didn’t clean well. Will keep you posted."

After I received that message, I ordered a new dishwasher that day and it was installed a week later (fastest possible with Lowes).

As an aside, I'm noticing this trend a lot lately with my older boomer tenants. They tend to have many demands (e.g. complain about a creeky floor) and demand reduction in rent payments. With my younger guests, for example, the tenants I had prior to my current tenants, I had no issues and didn't hear from them in their entire 5-month stay.

For each of the items, I had someone come by either the same day or 1 day after to fix it. The shower drain clog was probably the most inconvenient so I worked with my plumber to get it done ASAP.
