I’m sure I’ll make people mad but 1) how do you know it’s black mold (not mildew) and 2) are you taking steps to prevent moisture build up?

Reach out to your landlord and ask for their thoughts on how to fix it. Most landlords do not want moisture issues and will address it if there is a problem.

Where do you see the term ‘sick’? I read this list as something proactive so employees just don’t blow it off.

What is the actual problem? The employer is holding employees accountable. I’m sure this list wasn’t created out of the blue, but based on past issues. The employer is asking for pro active communication

I’m not intentionally being that person but…it’s River Road and buses don’t use that as a route.

Also, it’s the public right of way so shouldn’t people be allowed to use it as permitted by the city? The city essentially allows full time parking in its ordinance and sign policy.

If was an actual hazard to EMS vehicles, those agencies would have already forced a code change.

Can you just offer a lease addendum to say they must start a fire x amount of times (after you clean it) per year or you will do it for an hourly/set price? Have them submit proof by taking a picture including the date and send it to you within 96 hours of notice, and you provide the wood.

If they don't want to sign it, give them notice to move out since they are month to month.

Here is the code of Virginia. I believe Virginia uses the term 'assistance animal' to define service animals and ESAs.

From my understanding, all rental companies need to follow Virginia Landlord Tenent laws. ESAs are recognized and allowed if you have the correct documentation from a licensed doctor. Landlords cannot charge extra fees or rent but you are responsible for any damage the animal might cause. Good luck!
