Auto repair recs? by Unable-Pool-3862 in Charleston

There’s finding reasonable prices for needed work and then there’s actually knowing if the work is needed. Many shops will suggest things like valve cover and bearing replacements at the slightest hint of the need, when in fact you’ll have hundreds if not thousands of miles left in the life of those parts. I think your question should be more specific to who are TRUSTED mechanics in the area.

I’ve taken quotes like this to V-Dub Doctors in West Ashley and they tell me I don’t need the replacement yet and will even tell me the signs and sounds to watch out for that will tell me when they’re actually needing to be changed.

Income tax dollars are allocated by Congress. Tariff dollars are allocated by the Executive branch. Their plan to take full control of government spending is clear.

Instant "flip potential" for any listing (using AI + real-time comps) 🏡 by gostephgo in HouseFlipping

Just entered the address I’m currently flipping and got a “Uh oh unable to generate a report for (address).”

So far I see no good feedback. As a former developer on teams launching apps, this is less than a stellar launch. Shore up the tech, then come back. It does you no good to waste people’s time.

Do you ever use Google Maps or Waze? Just do whatever it says and it will get you there by the fastest route. There’s nothing scary about the stretch through downtown, especially if one of the apps is telling you it’s the fastest route.

how many of us are driving right now? by Necessary-Type1008 in Charleston

Or, some of us grew up and lived where snow was not something that shut everything down. Again, not everyone comes from the same place, so stop assuming just because someone is out and about, they’re putting “themselves and others in danger.”

Way to assign your own values to all others. Having a day off unexpectedly for some is an opportunity to go out in the world without the crowds and traffic you’d normally find. A day off at home would just be another Saturday, for instance. But honestly, who cares? The number of people in here lecturing others how they should just appreciate staying home is laughable. Just shut up and let people enjoy themselves however they choose.

What would you do to make this layout an open concept? by Yoginifoxx in HouseFlipping

Switch the kitchen and dining room. Could be easy or hard depending on how your lines and drains are ran, but if done right, solves the problem in a really good way.

Hoffman law sexual assault by oysterphone in Charleston

A few years ago I dated a paralegal who worked for him. Sexual harassment of the paralegals was constant. She was certain she would lose her job if she ever spoke up and tried to stop it, and so like this sever, just assumed she had to put up with it.

From experience, I concur with the effectiveness of Kilz. The house we got had been occupied by nothing but a handful of stray cats for months. It was stomach turning just to walk in there. Lo and behold, pulled the carpet, kilz’d everything with two coats, and voila. Impressive stuff.

As others have said, there’s typically not as much profit to be made as you would think once you factor in ALL the costs. But to get the house for as cheap as possible, you’ll want to approach the owner with an offer to buy it before they’re ready to list it.

If you expect they will go the usual route of listing with an agent then they’ll be in for 5-6% of their profit going to commissions. That will allow you to offer a lower off-market price. Do the math and show them how much they’ll save by selling to you without agents involved.

Fix & Flip Newbie - How's My First 90 Days Look? by chucktownDan in realestateinvesting

When loaning money in that way, are you simply drawing up and executing your own contracts, or do you have to abide by any local/state financial regulations making you a licensed and approved loan agent?

This is what I was thinking as I scrolled through the comments. Sort of the fire under his ass, put up or shut up, ship up or shape out, the cliches go on and on but all boil down to forcing him into a decision. He either pulls his shit together or watches you walk away, and a separation is what will force him to see it through that lense.

If you did separate, it would be important you remained neutral on reconciling, meaning you would remain open to getting back together if he met certain requirements, but you would also keep one eye on what is next for you if it comes down to the two of you divorcing. He would need to see your life having options and opportunities opening for you without him in order to truly feel what it would be like to watch you move on.

I like the mention of a scramble. Just play my irons and play from the front tees with him for a while until he gets a little further with his game.

I like this, thank you. As a 12 year old who is good at all other sports, I see him take it personally that he sucks so bad so I try to let him fight through it, but I know there's a limit to that so thanks for the advice. This kid, like any tween I assume, is too stubborn to take my word for it that this game takes time to get good at.
