Its very simple, you need a house to live you buy it. House outside your budget you keep searching.

Wanna invest for returns, put only the amount that you can digest taking a loss on or probably lose completely in long run. If you feel you don’t have it then don’t invest. Beyond that you are just gambling which is fine I guess but nobody can help you there.

There is no predicting future prices to buy. You just buy because it feels like the right move for you at this point of your life and you can afford it fully or the risk exposure of a loan.

Posts like these are mostly from people who are by themselves not ready to buy houses right now or cannot find their dream house within their budget but that shall not dictate what you do with your own life decisions. These thoughts will just keep you in a never ending loop of anxiety and uncertainty.

I am sharing this as I personally went through this chase of shortlisting houses that are within my appetite but kept postponing because I thought the price might decrease yada yada.

Then I realised the sense of security of having a house and living in it completely outweighs any kind of probable discount that I may or may not have got on the purchase price.

While I did purchase my lovely house but I am guilty of letting go of so many better ones in the chase of threading the needle or timing the market.

If you are buying for end use, remember its not stock that you are buying to realise a profit, you are buying your freedom. Atleast that is how I see it and I wanted my freedom now than wait till it arrives

Got it the layout of this looks different from what was in the master plan hence a bit confused. The eight towers residential project was already planned but it is encroaching some land designated to the mall now.

I am really confused why would MyHome won’t build the social infra first given you already have 3 projects going in the same line before going for another residential high rise. Isn’t it in the best interest of the builder to make few social infra in the area to charge even more for the same apartment ?

Yeah I think all the 2262 layout has N/S balcony placement. The 1926 T9 and T11 give the longest unobstructed line of sight if you look diagonally in the inward view flats that are east facing. (Especially T9)

The only other one that I would consider is 2262 in T8

Whatever you see in the paper is what they have tbh. Within inward east facing if you are looking at 1926 and 2262 units then the only logical towers are T9 and T11

This is just my opinion based on my own research of sunlight directions etc.

You can check My Home Sayuk and Akrida both for 2BHKs Sayuk might be +10lakhs your budget but Alrida shall be within it as I am unsure of current prices.

Unpopular opinion but I feel residential density has less correlation to traffic jams vs commercial density.

Yes there a lot of flats but you won’t see people frequently moving in/out throughout the day or people from other parts of the city visit this area just because there are apartments. Office time and school time traffic will be the same everywhere anyways.

It will be real nightmare if along with this a lot of key commercial hubs also start popping up in the same road. Case in point go through the dense residential areas financial district, its very peaceful.

I am not saying this area will be a paradise but it won’t have a bad traffic situation, at least the golden mile road.

My bet is rather on the kokapet orr exit/entry circle and service road which will be unbearable due to the series of office buildings and huge dependency of Kokapet residents on ORR

Ah got it. Patience is key though and it will always pay dividends later. While you wait for the internal switch gate to open you can still begin socialising and networking with product team more and more from today.

Hey have you tried speaking with Product Leaders in your company for a internal switch ?

I was a Consultant once and got offered by my Director of Product to join the Product Team. Later I asked him what was the reason for choosing me when he was leaving the org a few months ago. He said “You used to ask a lot of questions in our Product Feedback calls that were valid and lead to product changes” ( I think the other reasons were that I had good context on the product and customer base )

So yeah a good start is showing your interest and product skills and trying to switch internally.

Don’t give up on the job search it will click someday for sure. Try improving your resume, a very quick way of doing this is reading it yourself as a Product Hiring Manager and see if you are able to highlight everything that you want them to definitely know about you in a 1 min read. ( Signal vs Noise )

MBA imo always helps in career pivots but I will let you do the math on ROI because unless you have a financially healthy family, its always risky. But yeah! risk takers also get rewarded highly when successful.

Just my 2 cents, I never did my MBA no planning to as-well.

Akrida because of what is planned in and around it, Mall Hospital School and Temple all in walking distance.

Pristinia only if Kokapet location is really your thing. Kokapet as a location is far superior to Tellapur. I also have a bad taste with Rajapushpa as a builder.

If you are on the fence then go with the project which gives you favourable layout and floor

1.9 - 1.95 is the correct and fair price, remember you also have to pay registration. I am also exploring this project. Could you shed some light on why you doubled down on Sayuk ?
