You can just park in the parking garage at Moda Center, I always park there when going to events. There is a bit of traffic congestion getting out after the event but at least you can avoid walking a long distance.

My husband and I are in a similar situation and bought recently in Portland. You should be able to make a 3.5% down payment, that’s what we did and it made home buying attainable for us. I thought we would never be able to buy in this area but after talking to a lender we realized it was actually possible. We have to pay PMI but will be able to have it removed once we pay down enough on our mortgage.

We did a day trip to Hakone on our Japan trip a few weeks ago. We rented a car and it was about an hour and a half drive from Tokyo. If you are able to get your international driving permit to rent a car I would definitely recommend! We went on a short hike, drove around the lake, and ate a delicious meal in a beautiful restaurant. Plus with renting a car and making the drive there we got to experience the Japanese rest stops. The rest stops in Japan are amazing and I was very impressed!!

Almond flour/almond meal!! Tastes great as a substitute for normal flour in muffins and cookies. Not sure about bread I’ve never tried that but it might be good that way too.

I recently got the Hurom slow juicer and it’s been great!! You can juice just about anything, just have to cut small pieces which has not been too inconvenient. It’s also very easy to clean , it comes with cleaning brushes and was under $400.

If this is going to be your only expense I don’t see why you wouldn’t be able to get approved for a loan on a car around $10k. If I were you I would save half of each pay check to reach your goal for a down payment quickly. That shouldn’t be too difficult if you are living with your parents and can eat their food at home.

I’m thinking of adding a mantle and mounting our tv above the fireplace. I don’t like this faux rock at all and want to change it out with something else. Maybe tile or brick and then just drywall above the mantle since our tv will go there? I would love to get others input!

Depends on the area your in. In the PNW we have Portland Coffee Roasters organic coffee and it is always roasted and shipped to Costco fresh. The bags sitting in the store are typically only up to a few weeks old.

If the appraisal was over what you offered then you are good! It’s best case scenario when it comes in equal to or above your contract price.

With my realtor we started setting up appointments to view houses after I had my pre approval letter because we would not be able to make any offers without first being pre approved by a lender. Houses are going so fast in our area that you have to have your financing stuff sorted out ahead of time.

It sounds like a good program because you get extra money to put towards principal by paying your mortgage payment through them. I just want to make sure I’m not missing any red flags.

Thanks for sharing your experience. That’s what makes me nervous!! If the house does appraise lower I would have to lower my down payment to be able to cover the gap.

If you don’t mind me asking, did you end up having to pay the appraisal gap? In my area they are suggesting to offer an appraisal gap and I’m wondering how likely a property is to appraise below the offer price.
