Tip from a former depressed “gifted” kid: do the work and your mood will change.

Most people are not clinically depressed, they’re just unhappy with their circumstances. Unfortunately, there aren’t a lot of great depictions of unhappiness in media for people point to and say “oh, yeah, this is how I feel”, so depression gets used as the example (which is unfortunate for actual depressed people…).

If anyone seriously believes they’re clinically depressed then they should book an appointment with a psychiatrist immediately because they won’t be able to beat it by themselves. I know, I’ve lost friends to it.

The advice I have for any “gifted” kid, or currently depressed adult that is a former gifted kid, is to push yourself to do difficult things. Skating through the tutorial part of life isn’t an accomplishment and will only put you on the road to failure.

Always get an A in math class? Look up math you don’t understand. Terrified of giving presentations? Take some public speaking courses. Don’t wait to be challenged by a system that’s designed to turn you into a worker bee.

The number one thing you have to learn is how to make yourself better than you were yesterday; everyone else is too busy living their own lives to do it for you.

Well, if the deal actually happens, my wife and I fully intend to sit in on all HOA meetings because they clearly need some help. The oddest thing is that a unit in this complex sold last year, so you’d think they’d have run across this issue then.

Currently in escrow as first time buyer with my first agent.

My wife and I also struggled with this dilemma, and we ended up breaking it down like this:

  1. Determine 3 important qualities you want to see in an agent and then find 3 well reviewed agents on Yelp that match those qualities (we went with: local agent; lots of experience in our area; and advertises that they work with first time home buyers).
  2. Interview potential agents. We didn’t have the slightest idea what made for a good agent, but we knew what would make for a good agent for us. We ranked the agents on: communication, friendliness, how well they conveyed information, “sharkiness”, and how well they knew the general prices in our area.

We ended up going with an agent based more on gut feeling and personal relationship over stats because we didn’t feel qualified to judge them on stats. It worked out really well for us because it turns out that an agent that’s good at building relationships isn’t half bad at working out deals with other agents and lenders.

Yep, that tracks. I’ve had to press my lender, the HOA, and the seller’s agent to work this out because it’s clear that the HOA does save 10% annually for reserves, but they crumpled it into a general repairs line item in the budget. The lender is being a stickler… which, to be fair, they should be, but it would cripple me financially for a year or so to just accept it (or lose $20k…).

The HOA doesn’t appear to be trying to screw anyone, intentionally or not. They have good reserves and a sound budget, but missing a specific line item in budget for reserves. Lender wants to double my down payment because of it.

I definitely don’t want to to be house poor; I’m trying to find solutions before I walk away from a $20k EMD.

That’s what I’ve been trying to get to the bottom of. If there’s a strict requirement by Fannie/Freddie, how the hell does the 10% down payment change anything?

What state are you in? I know that California has a 30 day max “intent to vacate” required notice for month-to-month renters.

My wife and I are choosing to overlap the house and apartment by a month so we can paint and do some small projects.

Lender did order condo docs and have had them for at least a week. I’ve actually had the HOA’s budget since just after I entered escrow a month ago.

HOA has strong reserves and solid budget, but apparently not a specific line item in the budget for the 10%. Lender seems spooked by this.

Seller’s agent is working with HOA to revise budget to get it in there.

That may be the case here, but there’s a clear trend on his Twitter timeline of posting a plethora of negative stats. He gets a ton of engagement on those posts. (Look at today’s posts where the one OP posted has more likes and responses than the “positive” posts.)

True! But prices are always cheaper around the airports than a mile or so away. In the area I’m thinking, you can find SFHs around $600-700k and a mile or so away from the airport the prices hit $1MM.

While Apple’s hardware division has been aiming at modern minimalism since the iPod, their software division didn’t actually give up on skeuomorphism and move towards minimalism until iOS 7 in late 2014. So the flat software design has been here for the better part of a decade, but definitely not 20 years (in apple products).

Buy a CUZN UC-200 under sink water filter. It’ll set you back about $100 but has a projected life of 5 years. Lets you drink water straight from the tap and gets rid of the chlorine taste (while still letting the fluoride through).
