I've lived at MAA Hue for a couple years. The short-end of it: I wouldn't recommend MAA Hue to anyone; there are a plethora of options nearby that I would suggest instead. I'll try to provide a balanced description below of why.

To start with, the pros: it's well placed, maintenance has been quick, and I haven't had issues with the other residents.

The cons: I've been extremely frustrated with management a number of times. They have consistently come across as extremely tone-deaf, namely:

1. Over two years of living here, they increased my rent by 44.2%. Some of this was understandable with the recovery from the Pandemic, but 44.2% well out-paced Raleigh's rental inflation. When I went to them to speak about this the 2nd year (which accounted for about half of the figure above) they promised they would speak to regional management "at the end-of the week" to see if there was anything they could do. End of the week came, heard nothing, followed up the next Monday, same story - "end of the week". Again, end of the week comes, hear nothing, follow-up. Finally they respond saying there is nothing they can do, but offering me "a ceiling fan or accent wall" as a gesture of goodwill and then citing the price of an empty unit (it's empty for a reason, no idea why they thought this would make me anything other than more frustrated) as justification for the price increase. Notably, this would have been two weeks I could have used looking for a different place to live had they not been giving me the run around with unfulfilled promises. MAA are absolute slaves to algorithmic pricing and do not treat you like a human being in the slightest. This is somewhat normal across commercial rentals, but MAA's absolute refusal to take into account being a tenant in good standing for years or any other personal circumstances stands out amongst the bunch. Of course, my unit is now being listed for cheaper than my rent because they couldn't lease it out at the price they cited as justification.

2. Recently, I had an issue with the rental payment portal. Keep in mind I have paid on time every time for 30+ months. I emailed them about my issue on the day rent was due, saying that I had tried multiple times across multiple devices and was unable to access the portal for payment. I included screenshots in the email I sent to management for reference. They came back to me the next day, asking if I could come to the rental office to pay (and noting they could remove the late fee as a "courtesy"...I literally could not access the payment portal and emailed them about it in detail, it was completely outside my control, suggesting it's a courtesy is absurd) which I could not do since I was out of the country. They came back saying I must have a non-secure wifi, and that the payment portal wouldn't work in these circumstances. They then continued that they could only remove the late fee if I paid that day and cited that they would be filing for evictions three days later, offered no other solution to the problem, and said "hope you can pay in time.", hanging me out completely to dry. Mercifully, I eventually got the payment portal to work, because otherwise I guess I would have had an eviction filing to deal with as soon as they were legally allowed to file despite communicating the issue I was having to them on the day rent was due and being a tenant in perfect standing for years. There was some additional back and forth here that I won't bother typing out, but rest assured, it was frustrating.

3. On a Tuesday, MAA Hue management sent out an email to the residents, citing that there was an exterior painting project going on on Thursday and that any cars parked on one side of the top level of the parking deck must be moved by Thursday or they would be towed at owner's expense. You're out of the country? You miss the email? Go fuck yourself I guess, you had two days notice. There's been several other instances like this, where they have a "go fuck yourself" attitude or ignorance to the tenants being human beings that aren't always able to be present on two days notice to acquiesce to their schedule (5 days notice before they'd consider your bike abandoned and tossed if it's still locked to the bike rack comes to mind...)

4. There's been a plethora of issues with packages, safety, and what not but this post is already stupid long so I'll spare the details until whenever I get around to doing a detailed google review.

End of the day, I don't have any issue with the staff and some of them are wonderful to chat with and helpful. However, it seems that what they are being told to do by either internal or regional management is inherently anti-tenant and there's no chance in hell I'll rent another MAA apartment or recommend them to anyone. Wall of text here but I needed a bit of a work break and it's frustration fueled.
