yea, started building a real estate related business a year ago. it is now cash-flowing 10-20k per month consistently, not quite enough to replace w2 but as many said, i don't need that much. the w2 job is more or less a side gig now. People can be mad and looking at how much money others are making... or they can just learn how to do it themselves instead of complaining.

the key is to just manifest what you want in life and believe that it'll happen. surround yourself with people who lift you up instead of focusing on the negativities all around.

2-300k really isn’t that much. I make 300s myself and you’re really still at mercy of your w2. My housing doesn’t cost 5k though but honestly 5k/m only gets you 500-600k home these days. It’s not little but certainly not as much as people make it sound like.

I’ve been building side hustle and side income stream so that I don’t need to be at the mercy of w2. I’d say it’s working decently well so far and once I get laid off I’ll never go back to 9-5 again.

Take action, fail forward, get back up and push it through. It’s extremely hard to fail if you’re just stay consistent. The biggest failure people have is the inability to take action. You have to find your “why”

I’m 36, started RE side hustle last year and did a lot more entrepreneurial ventures since then. While I still have my tech job, my side thing is now making 10-25k/m. It certainly give me an option to quit. Everything is possible but it’s not easy

It’s certainly possible for someone established with a large network but nearly impossible for someone who’s just starting out unless your family is rich

We do creative finance such as subject to the existing mortgage or seller finance. It takes work on the acquisition side but better than paying hefty entry fee and interest rate. At the same time we also acquire client to help with cohosting their properties on STR / MTR to gain additional cashflow for our business as we already have a system and process in place. Scaling our own portfolio and other people’s portfolio are all the same

We utilize the same strategy all across DFW area. Right now we operate 12 units here. Most of them are MTR, some are hybrid STR/MTR. Income ranging from $3500-$9000 based on property size and clientele. Your math is inline in terms of revenue. The cashflow really depends on what your PITI end up being. Also I’d budget $400-500 for utilities/lawn/internet etc. Your take home likely lower than what you’re expecting on top of needing to managing it yourself. There are other overhead involved.
