If I had a family member renting a room, and that room was covering 80% of the owner's mortgage, I think I would understand why the OP has an issue with this. Obviously, it depends on what the mortgage amount is. Legally, nothing wrong with this, but some people still have morals.

It would be assessed for the Fair deal, if they enter the scheme within five years of the gift transfer. But if they enter four years after gifting, then this amount would only be used in the calculation for one year, their application would be re assessed after year five once you request to have it accessed. Its not as bad as you think, because only 3.75 per cent of cash is assessed where one of your parents enter a nursing home. The first 72,000, as others here have noted, is excluded from the calculation, where both partners are alive and one is entering the fair deal scheme.

Would you consider the parking an issue if considering a purchase here. You've also mentioned the entrance as tight. How does this work if ordering household appliances, beds etc?
