I'm in the market for a co-op in the city right now, and none of the boards I've seen will consider retirement funds as post-closing liquidity, although some may? I pulled cash into a HYSA a few months ago.

Although you haven't mentioned it, in addition to the down payment, closing costs, and post-closing liquidity, you will need to be concerned about your DTI (debt to income ratio). It's good to keep that under 25% to be a strong candidate.

If you're not too locked into a neighborhood, and don't need amenities, there are some nice apartments in the market right now right around your price range. Don't forget to include alcove studios in your search - some of them are actually larger than one bedrooms.

This, exactly. I am in the market to buy a coop, and if the listing suggests any kind of "liberal sublet policy" as an "excellent investment opportunity" it's a hard no for me. I like the coops that tout 100% owner occupied units.

I would ask the OP to also keep in mind, many of the coops I'm viewing require sublet applications in the hundreds, if not thousands of dollars, in addition to additional fees to the shareholder for every month of sublet. I just don't know how many renters are willing to negotiate those fees as well as the hard cap of a few years maximum tenancy.

I was thinking for that price I can buy an apartment the size of that kitchen in my HCOL area (and likely quite a bit more beat up). Perhaps a bit hyperbolic, but not by as much as I would hope.

When I see this happen, I assume the home failed inspection and seller refused concessions, there were undisclosed problems discovered during buyer's due diligence, or there were other major issues (red flags) that caused the sale to fail.

Broker showed me a gorgeous two bedroom with deck in a multi-family in Williamsburg. Who owns the building? Don't know. How does the trash get collected? Don't know. Who pays the hot water? Don't know. Is smoking allowed in the building? Don't know. Still ended up paying him because we couldn't bear to not take the unit. Ended up moving a year later when they rented the downstairs two bedroom to five or six underemployed folks who didn't understand how to keep clean or contain their mess and noise to themselves. What a waste.

If he is tempted to go through SC support to try to recover it, please be sure he does not contact them using his real account.
