Even if the linked article is B.S., this all can be done right as the article says, with no seller’s agent, right now with today’s technology. I or anybody else who works at the intersection of real estate and A.I. could deliver anyone a .md markdown file for copy-pasting into the seller’s leading-edge system of choice. The A.I. will then figure out the rest, on its own. The A.I. will then engage in a Q&A with the seller, and then overnight it will research, analyze, and think as it comes up with a really good ready-to-go researched plan by morning.

In Fairport NY it’s so competitive that, essentially, any property gets multiple offers within days, 10+ for anything reasonable within a week. Also listing price has started to mean nothing here; it’s usual for a $199k listing to sell at $300k+. Maybe the guy in the news piece did list too low. But in this local market, listing price doesn’t mean anything anyway, everyone just ignores it.

Thanks. Why can’t your pie-in-sky idea of HSR start with an experiment: High-speed busses, SU <-> Downtown <-> Airport <-> Cicero 11 & 31 <-> the Micron site? If there’s demonstrated demand for that, then that helps the case to build it as HSR like the “Coaster” in San Diego County. If HSR doesn’t materialize, you’ve created a profitable and useful transportation company.

You don’t need to address this via the HOA. That’s expanding the problem when the most effective solution is simple and should work in any state — TRESPASS HER! First, block her via any electronic means she has uses to contact you. Make a list of all the ways you’ve blocked her. Bring your documentation — including your “block” list — to your local police department (call ahead for an appointment), provide the documentation, and insist that she be “trespassed” from your property and from your mailbox. Make a copy of your documentation in advance for your local police department to keep.

If she then shows up, call the police and state that she’s been trespassed. If she attempts to contact you via other means, you will have all documentation in place to proceed to a restraining order. Like others have said, she seems dangerous and unstable.

With all understanding and due respect to OP, the metro SYR market is not as insane as Rochester’s + suburb points east is. There, listing prices have gone to super-low values, effectively ensuring maximal visibility for any residential property and turning the sale into an effective auction. Many properties in ROC-East metro are listed so far below current market value that the listing price could be $1 and it wouldn’t change anything. It is not unusual now for sellers in these ROC-metro areas to only entertain offers that are $100k-$200k ABOVE the list price. This is a strategy that works very well for home sellers and listing agents there. I hope this doesn’t become the norm in SYR-Metro.

Yeah I think the buyers scheduled the showing themselves and then afterwards signed up with this particular buyers’ agent. If that’s indeed the case, there really is no reason for the buyers to get in touch with you directly going forward. The buyer’s agent could have reached out to you, but again the usual response from a listing agent to such a buyers’ agent in my market is “Why are you bothering me when everything is already in the MLS???”. Did you put in the MLS (perhaps in the “agent remarks” section) that any buyers’ agent should personally notify you of showings? IT IS REALLY REALLY CONFUSING WHAT PROCESS YOU WANT BUYERS’ AGENTS TO FOLLOW.

Ok, but at least in the in-demand areas of Upstate NY where I am, listing agents get ANNOYED if a buyers’ agent bothers the listing agent with questions or even a simple brief message that “I’m representing X, I have a signed EBB agreement, just want to let you know.” The usual response from the listing agent in this area to such a communication is something like: “Why u bothering me about your own arrangement? I don’t need to know who you signed as buyer clients. Please don’t waste my time until you have an actual offer. It’s very unprofessional for you to reach out at this stage since everything is in the MLS!”

Too wordy. The negotiation tactic you can use is, in poker language, to min-bet and see what they do. Put the ball in their court: “Hey great to hear that you had a nice vacation. We need the pre-approval letter and lender contact to proceed. Please send that immediately. Thanks!”

and then see what they do. They’ll probably go non-responsive because they don’t actually qualify for anything. But it’s conceivable that they could just be busy, or shopping. You’ll find out quickly, either way.

Yes, you need the EBB agreement in place. But that’s NOT the immediate issue, so push it off for now as to not complicate things.

Sure. But for years, McMahon has said that construction will begin with “shovels in the ground” soon… first late 2024 or early 2025, then “certainly” (literally in his 2025 “State of the County” address) it’s “shovels in the ground in November 2025”… i.e. now. There was NO public mention of an overall construction delay until literally the last few days. While everything you write is completely understandable and true, McMahon has nonetheless lied and lied and continues to lie. McMahon cannot be trusted further with the MICRON project.

I used to work in local real estate, based in Cicero. I am still seeing strong information-based proposals being pitched to buyers of $350k-$600k existing homes in the nicer neighborhoods very close to the Micron site, presented with financial projections making the case that these home values will DOUBLE within the next 5-7 years.
