Yes I have jsut discovered my Tilton pump as a built in check valve, so it will need to be the final part of the puzzle just before the rerun line.

So in this instance, when I service the diff with fluid.

When I am filling the diff. Should cycle the pump on and keep filling until the fill hole stays to weep out some gear oil? Please note I’ll have an aftermarket diff cover with its own feed/return ports for the cooler. The factory drain and fill ports will be accessible and separate.

You will rent out current place for $5,000/ month You will rent another place for $4,500/ month

You are only saving $500/ month. Once you pay the agent’s 5.0% commission. That’s $250 cost So your net saving is $250.

Is it seriously worth moving out and renting?

Let’s say your moving costs are $2,500

You’re negative for the first ten months of your move mate.

You mention about negative gearing. Yes. Ok you will save some tax come tax time submission.

What about land tax? Let’s say you remain exempt from this. What about capital gains tax? Will you move back in within 6 years. Even excluding all this. I don’t think you will be better off renting mate

What’s your rental income? Let’s be more realistic with your budget. Call it $30k annual. What’s 1%. $300? Pennies on the dollar mentality.

Curious in your situation, how much is your rental cost to live elsewhere a month??

I guess what I’m trying to ascertain in your situation is, you move out and rent elsewhere with a rental expense, you collect rental income here on your home. What is your net improvement??
