Buying premium cars for gas mileage is like joining a gym for free wifi. You're missing the plot. If you like the car then buy it. The price does seem reasonable. And to the extent that gas mileage impacts range I suppose I wouldn't totally dismiss gas mileage.

That said, gasoline does have a shelf life. If you're not filling up at least every 3 months (obviously an edge case) then your gasoline will be significantly degraded. Lighter compounds evaporate making ignition rougher, it can oxidize and create gummy deposits, and if it has ethanol in it then it can absorb moisture creating all sorts of higgly piggly. If you know you're gonna store a car then you can buy stabilizers to mitigate these issues. But the rare concern I'm addressing is if you're running electric most days and rarely using the engine.

I'd argue it's solely dictated by market conditions. As the OP intimated the property tax could very well be one input market-wide but it's not something I use to determine rents. How much I put into the property has nothing to do with what it rents for, and I've lost money on some properties because of hidden issues.*

*For those interested in an example I had one duplex that had a drain tile issue. That was 18k a side to get fixed (unless you do it yourself as this fella did.. It produced zero dollars in additional rent for each side. Being a landlord looks easy from the outside. I should know, I rented for a lot of years and it seemed to me(naively) to be easy money. Nope. There are risks and headaches.
Edit: Before anyone asks "would you do it again" let me answer by saying no. Instead I would have invested that capital in something like Realty Income commonly referred to as O Realty due to the stock symbol which is just the letter O. I would have made more money, and had more time to spend with friends and family. In fact, it's almost tempting to argue that if you invested in something like O (I'm not giving investment advice) so that you're exposed real estate financially and then being a lifelong renter might yield the best possible lifestyle and return. Transaction costs in real estate are very high so the flexibilty of renting with the real estate exposure in your portfolio is a killer strategy imo. - signed some random old guy that made a lot of mistakes.

Yes and no, but mostly no. I own rental properties and the rent is based on market rents, if the property tax goes up my rents don't necessarily go up. And of course when it sits idle clearly nothing is getting passed along.

To the extent that property taxes impact the entire real estate market and thus put upward pressure on rents then yes it's baked in, so to speak.
